Who do you call for fire damage restoration in Lake Orion, MI? That would be us. Board-up in an emergency, soot and smoke cleanup, odor work and cleaning the structure are all part of what we do. Somebody answers this number at three in the morning on a holiday, and we are usually there in about an hour.

Our Services

Fire Damage Restoration and related services in Lake Orion, MI

Water, fire, smoke, storm, mold and asbestos work across Southeast Michigan.

Why Us

Why Lake Orion homeowners call us first for fire damage cleanup

An hour, most of the time, from call to curb

Someone picks up when you ring us, whatever the hour and whatever the date. There is no answering service in between. Lake Orion sits well inside our normal range, so an hour is the usual wait. That matters because heat drives smoke odor deep into wood, drywall and insulation, and the material holds it long after the air has cleared.

Free inspection, no paperwork attached

We come out, look at the property with you and explain what we find. It costs you nothing and you sign nothing to get it. We will not quote a final figure on the spot. A fire hides most of its damage until surfaces come open and get cleaned, and a number given before that is not a real number.

Your insurer hears from us, not just from you

Where there is a claim, we document the loss for the carrier and answer the adjuster on it. You receive the same paperwork, so you can see every line. We stay in contact with the adjuster and with the other trades on site. If you are told you must use a vendor from the carrier's list, that is not the case. The choice is yours.

Local, and long practiced

We are based in Rochester Hills, a short drive from Lake Orion. The founders worked in construction, contracting and cleaning for years before this company existed. On a fire job that background decides what gets saved. We can tell the difference between a surface that will clean up and a material that has taken the damage all the way through.

We know Lake Orion's mix of old and new

A good part of Lake Orion started life as summer cottages, put up around the lake in the 1920s and 1930s and converted later for year round living. The rest is subdivision built decades after. Those converted cottages are the tricky ones. Additions, added insulation and reworked ceilings create pockets and voids, and smoke finds every one of them.

We found out we had a water leak from our bathroom tub when we brought our newborn home this past winter. It unfortunately needed to be a complete restoration which my husband and I had never gone through before. We were paired with Michelle as our project manager/overseer during this. I have nothing but amazing...

Same story as at least one other reviewer. Our ice maker water line started leaking and created a bigger mess than we realized. Our plumber recommended Response Flood & Fire for mitigation, and they were out the very next day drying out our kitchen floor and basement ceiling. Austin and Clayton were both amazing to...

Wonderful experience during such a stressful time. They came out immediately, the employees were extremely polite and respectful, and kept me updated every step of the way. They also helped guide me through the insurance claims process which seemed overwhelming at first. I would definitely recommend.

I cannot say enough positive things about our experience with this company. We had significant flooding after a plumbing repair job went wildly wrong over the weekend. Ryan and Mike did an excellent job, start to finish, in remediating the damage. They were very responsive, professional, and definitely know their...

Our Process

Our fire damage repair process in Lake Orion, MI

Step 1. Somebody answers the phone

Call at any hour of any day and you get a person, not a message. We ask what burned, whether the property has been released back to you and what is still standing. We tell you what to do in the meantime. Then we dispatch, and an hour is the normal run out to Lake Orion.

Step 2. We go through the house with you

The first thing we do at the property is walk it with you. It is free and there is nothing to sign for it. We show you what the fire reached, where the smoke got to, and what we expect to find once we open things up. Nothing starts until you know what is planned.

Step 3. Board-up and making it safe

Then we close the building. Boards on windows and doors, cover over holes cut in the roof, and a check that the structure is safe to work inside. A house left open takes weather damage on top of fire damage, and that is easy to prevent on day one.

Step 4. Cleaning the building and drying what got wet

Next comes the structure. Soot and residue come off what can be saved, and what cannot be saved comes out. Contents are not our work, so belongings go to a contents company and we can point you to one. There is almost always water in the building from putting the fire out, so we trace it and dry it before it turns into mold. Equipment is cleaned and decontaminated before it comes inside, and crews run four to eight hours on a working day.

Step 5. Billing and your claim

Our pricing comes off a current Xactimate list, which is what most insurers use, so nothing on the invoice is a surprise to your adjuster. Invoices are sent three to five business days after the work is done, and payment is due within thirty days. On an open claim we document it for your carrier and stay in touch with the adjuster until it closes. GreenSky financing is available if you need to spread the cost.

Our restoration project took several months to complete. If you’re going through an insurance claim, be patient, as the process itself can take time. Dandre, who inspected the damage, prepared the estimate, and worked with our insurance company, was knowledgeable, professional, and very helpful throughout the process. Michelle, our project manager, was always responsive, caring, and worked hard to make sure everything was done right. The restoration work was completed by Leo and Augie, and they were outstanding. Leo replaced our tile, completed the plumbing work, repaired our closet organizer, and paid close attention to every detail. Augie did an excellent job painting. They were respectful, hardworking, and treated our home as if it were their own. Overall, although the process took time, the final result was excellent. Thank you, Dandre, Michelle, Leo, and Augie, for your professionalism, dedication, and quality work!

FAQs

Common questions about fire damage restoration in Lake Orion, MI

Questions we get from our customers' and our answers.

How soon can you get to a Lake Orion home after a fire?

About an hour is our normal arrival time in Lake Orion, and there is a person on our phone at every hour of every day. It is worth calling early. Heat drives smoke odor into wood, drywall and insulation, and those materials hold onto it long after the smell has cleared from the air. The sooner we start, the less of the building is affected that way.

Will you take care of our belongings after a Lake Orion fire?

That part is not ours. We restore the structure of the building, and we are not a contents company, so packing out, cleaning or storing your possessions is work we refer to a specialist. It is a different trade with different equipment. Ask us and we can point you to someone. Photograph what you have before anything is moved.

Can you board up a Lake Orion property the same day?

Yes. Board-up is usually the first physical work we do. A fire and the effort to put it out tend to leave doors forced, windows out, and sometimes a roof opened for ventilation. We close those up so the weather stays out and the building is not standing open. Everything after that is easier once the house is secure.

How does billing work on a Lake Orion fire claim?

Your insurance company gets our documentation and our pricing, and a copy comes to you so you see exactly what we see. We price from a current Xactimate list, which is what most carriers work from. Invoices go out three to five business days after we finish, and payment is due within thirty days. If paying up front is hard, GreenSky financing can spread it out.

Is the fire inspection in Lake Orion really free?

It is. We come out, walk the property with you, and there is no charge and no form to sign. We tell you what we can see and what we suspect sits behind the surfaces. We stop short of a final number, because a fire keeps its real extent hidden until surfaces are opened and cleaned. Anyone quoting an exact figure before that is guessing.
