Why Us

Why Oakland Township homeowners call us first for fire damage cleanup

We get out to you in about an hour

Our phone is answered by a person around the clock, every day of the year. Oakland Township is close to home for us, and an hour is the usual gap between your call and a truck in your drive. That matters here, where houses sit well back off the road. A neighbor may not see a problem until it is well along. The faster we get in, the less ground the soot covers.

The walkthrough is free and carries no obligation

The walkthrough is free and there is nothing attached to it. We will also not stand in your yard and announce a final price. After a fire, what you can see is only part of the story. The rest stays hidden until the finishes are opened up and cleaned, because soot travels into cavities and behind finishes. An exact figure offered before that work is not based on anything.

The paperwork side

We document the loss and give your adjuster what the claim needs. You get the same file, so you hold the paperwork they do. We deal with your adjuster and coordinate with well and septic contractors, electricians and any other trade the job needs. If someone tells you the claim requires one of the carrier's preferred vendors, that is not true, and you can say no. We are working for you.

Based just down the road

We are based in Rochester Hills, a few minutes away, so this is our own corner of the county. The founders came up through construction, contracting and cleaning before starting the company. On a fire loss that experience is the difference between guessing and knowing. We assess what the heat did to structure and what the smoke did to finishes, then say clearly what has to come out.

We know the properties out here

Oakland Township is low density by design. Its zoning sets minimum residential lots at well over an acre, so what you get is large wooded parcels, long private drives and houses set a long way back from the road. Many properties run on private wells and septic systems rather than municipal service. That shapes a fire job in practical ways. Access for equipment takes planning and a water supply is not a given. Larger custom homes with tall open interiors also give smoke a long clear run through the house.

We found out we had a water leak from our bathroom tub when we brought our newborn home this past winter. It unfortunately needed to be a complete restoration which my husband and I had never gone through before. We were paired with Michelle as our project manager/overseer during this. I have nothing but amazing...

Same story as at least one other reviewer. Our ice maker water line started leaking and created a bigger mess than we realized. Our plumber recommended Response Flood & Fire for mitigation, and they were out the very next day drying out our kitchen floor and basement ceiling. Austin and Clayton were both amazing to...

Wonderful experience during such a stressful time. They came out immediately, the employees were extremely polite and respectful, and kept me updated every step of the way. They also helped guide me through the insurance claims process which seemed overwhelming at first. I would definitely recommend.

I cannot say enough positive things about our experience with this company. We had significant flooding after a plumbing repair job went wildly wrong over the weekend. Ryan and Mike did an excellent job, start to finish, in remediating the damage. They were very responsive, professional, and definitely know their...

Our Process

Our fire damage repair process in Oakland Township, MI

Step 1. You call and a person takes it

Call at any hour and a person, not a machine, answers. We ask what is damaged, whether the fire is out and whether the building has been cleared for entry. We tell you what to leave where it is until we arrive, and we send a crew. There is no reason to wait for your insurance company to call you back first.

Step 2. We look at it with you, free of charge

The walkthrough comes first and it costs nothing. We go through the property with you and show you what we are finding, including where the smoke has traveled and which materials took heat. Nobody starts work until you understand the scope. After that, a signed work authorization lets us begin.

Step 3. We secure the house

Then we close the building up and make it safe. Windows and doors get boarded, roof openings get covered and services get shut off where they need to be. We also flag the areas that are not safe to walk into. On a property set back behind trees, securing the house matters more, because nobody driving past is going to notice an open door.

Step 4. We clean the structure and dry out the water

With the building secure, we work on the structure itself. We clean it and take out the materials the heat has finished off. The water the fire service put in during the response is ours to deal with too. That water goes into framing and insulation, and it turns into a mold problem inside a few days if it is left. Every piece of equipment is cleaned and decontaminated before we set it inside. A crew is usually there four to eight hours per site day. We restore the structure. Contents are someone else's trade, so belongings that need cleaning get referred out.

Step 5. Paperwork, invoicing and your adjuster

We photograph and record the job from the walkthrough to the last day. Prices come from a current Xactimate list, which is the same source most carriers use, so nothing on the invoice is a mystery number. The invoice is raised three to five business days after completion and is payable within thirty days. Where a claim is open we document everything the claim needs, and we keep dealing with your adjuster. Financing through GreenSky is available.

Our restoration project took several months to complete. If you’re going through an insurance claim, be patient, as the process itself can take time. Dandre, who inspected the damage, prepared the estimate, and worked with our insurance company, was knowledgeable, professional, and very helpful throughout the process. Michelle, our project manager, was always responsive, caring, and worked hard to make sure everything was done right. The restoration work was completed by Leo and Augie, and they were outstanding. Leo replaced our tile, completed the plumbing work, repaired our closet organizer, and paid close attention to every detail. Augie did an excellent job painting. They were respectful, hardworking, and treated our home as if it were their own. Overall, although the process took time, the final result was excellent. Thank you, Dandre, Michelle, Leo, and Augie, for your professionalism, dedication, and quality work!

FAQs

Common questions about fire damage restoration in Oakland Township, MI

Questions we get from our customers' and our answers.

Do you serve Oakland Township, and how long does it take to get here?

Yes. We are based in Rochester Hills, so Oakland Township is one of the closest parts of our service area. Our line is answered at any hour of any day of the year, and an hour is the usual wait. The hours between the fire service leaving and someone starting work are the hours in which soot spreads and settles. Call as soon as the building is released to you.

My Oakland Township home is on a long private drive. Is that a problem?

No, but it does change how we plan the job. Long drives, tree cover and homes set well back from the road all affect how we stage trucks and move equipment to where it is needed. We work these properties regularly, so we sort that out during the walkthrough rather than discovering it on the first working day. Where a home is on a private well, we plan the water side of the job around that too.

Why does the smoke smell keep coming back in my Oakland Township house?

Because the odor is not sitting on the surface. Heat drives smoke into porous materials, so drywall, wood, insulation and anything soft hold it and release it slowly, especially when the house warms up. Smoke also travels well beyond the fire itself, following air through cavities and the heating and cooling system into rooms that were never touched. Cleaning what you can see does not reach it, which is why the smell returns after a few days.

Do you handle the water the fire department left in my Oakland Township home?

Yes, and it is part of the same job. Putting a fire out puts a lot of water into the building, and it soaks into walls, insulation and subfloor rather than draining away. Left in place it becomes a mold problem within days, on top of everything the fire itself did. We look for it during the walkthrough and deal with it alongside the smoke and soot work, so you are not hiring a second company later.

How do you bill a fire loss in Oakland Township?

We document the loss for your claim and give your adjuster the paperwork they need, and we send you an invoice as well so you can see every line. Charges are time and materials, priced from a current Xactimate list, the standard most carriers price against. Expect the invoice three to five business days after the work is complete, with thirty days to pay it. If the timing is difficult, financing through GreenSky is available.
