Why Us

Why Rochester Hills homeowners call us first for water damage cleanup

We are usually there inside an hour

Our office is in Rochester Hills, so this is the shortest run we make. A person answers the phone here at any hour of any day, with no service in between passing along a message. Once we have your address a crew leaves, and about an hour is the outside of it. Frequently it is less, simply because we are already on this side of the county.

The assessment is free and you sign nothing

We come and look at the damage with you at no cost and with no obligation. Moisture meters do most of the talking, because the wet patch you found is the smallest part of the picture. What we will not do is quote you a final number in the driveway. Nobody can price what is inside a wall before the wall is open, and any figure offered that early is guesswork.

We speak with your insurer directly

Where a claim is open we document the loss for your carrier and answer their questions, and you get the same paperwork so you can see the detail they see. Your adjuster, your plumber and any other trade on the job hear from us. If you are told the carrier requires you to use one of their preferred vendors, that is not true. Hiring us makes us contracted to you.

Our office is here, in the city we work in

Being based in the city we work in means our reputation here is not abstract. Neighbours see the trucks and know who they belong to. The founders spent their careers in construction, contracting and cleaning before they started this business, and that shows in how a loss gets assessed. We read what water has done to framing, subfloor and insulation rather than reporting on what is visible from the doorway.

We know how these subdivisions were built

Much of Rochester Hills went up in the later decades of the last century, in subdivisions laid out across rolling ground. That terrain is why so many houses here have a walkout or a daylight basement with living space in it, sitting partly below grade on the low side of the slope. Underneath is clay that holds water against the foundation instead of draining it away. When a sump pump fails during a long rain, the finished lower level is the first room to know.

We found out we had a water leak from our bathroom tub when we brought our newborn home this past winter. It unfortunately needed to be a complete restoration which my husband and I had never gone through before. We were paired with Michelle as our project manager/overseer during this. I have nothing but amazing...

Same story as at least one other reviewer. Our ice maker water line started leaking and created a bigger mess than we realized. Our plumber recommended Response Flood & Fire for mitigation, and they were out the very next day drying out our kitchen floor and basement ceiling. Austin and Clayton were both amazing to...

Wonderful experience during such a stressful time. They came out immediately, the employees were extremely polite and respectful, and kept me updated every step of the way. They also helped guide me through the insurance claims process which seemed overwhelming at first. I would definitely recommend.

I cannot say enough positive things about our experience with this company. We had significant flooding after a plumbing repair job went wildly wrong over the weekend. Ryan and Mike did an excellent job, start to finish, in remediating the damage. They were very responsive, professional, and definitely know their...

Our Process

Our water damage repair process in Rochester Hills, MI

Step 1. You call and one of us answers

Ring us at any hour and a person responds. We ask what failed, where the water is and whether it is still running, then tell you what to do while the crew travels. Dispatch happens on that same call. Because we are based in the city, Rochester Hills addresses are among the fastest we reach.

Step 2. We walk the house with you for free

Before anything is unloaded we go through the property together. There is no charge for the walkthrough and nothing to sign. Meters show us how far water has run under flooring, behind cabinets and up into wall cavities. You see the readings as they come, so the size of the job is clear to you at the start rather than the end.

Step 3. Extraction, containment, drying equipment

Standing water gets pulled out first. Containment is built where the layout needs it, and every air mover, dehumidifier and HEPA scrubber is cleaned and decontaminated before it is placed inside your home. Where a material cannot be dried in position it comes out, and we explain that decision before it is made rather than after.

Step 4. We meter the same spots every day

Drying gets measured. Each day we return, take readings from the same reference points and record them, which tells us whether the structure is giving up water at the rate it should. Most buildings reach dry within two to four days. The equipment stays until those readings allow it to leave, and crews are on site four to eight hours or more per visit.

Step 5. The bill and your carrier

With the drying signed off, the paperwork follows. Charges are time and materials against the IICRC S500 standards manual, priced from a current Xactimate list so each line traces to a source. Invoices go out three to five business days after completion and payment is due within thirty days. On open claims the carrier gets our documentation and we stay in the conversation with your adjuster. GreenSky financing is available.

Our restoration project took several months to complete. If you’re going through an insurance claim, be patient, as the process itself can take time. Dandre, who inspected the damage, prepared the estimate, and worked with our insurance company, was knowledgeable, professional, and very helpful throughout the process. Michelle, our project manager, was always responsive, caring, and worked hard to make sure everything was done right. The restoration work was completed by Leo and Augie, and they were outstanding. Leo replaced our tile, completed the plumbing work, repaired our closet organizer, and paid close attention to every detail. Augie did an excellent job painting. They were respectful, hardworking, and treated our home as if it were their own. Overall, although the process took time, the final result was excellent. Thank you, Dandre, Michelle, Leo, and Augie, for your professionalism, dedication, and quality work!

FAQs

What Rochester Hills homeowners ask us

Questions we get from our customers' and our answers.

How fast can you get to a Rochester Hills address?

This is our home city, so it is the quickest response we have. About an hour is the outside figure and it is often quicker than that, at any time of the day or night, every day of the year. Close the main water shutoff if you can safely reach it while we travel. Keep out of rooms where water is close to an outlet or a panel, and photograph everything before it is disturbed.

Our Rochester Hills walkout basement took on water. What does that involve?

Walkouts and daylight basements are common here because of the rolling ground, and they are usually finished living space, which makes them costly to get wet. Water collects on the low side of the slope and pushes against foundation walls that sit in clay. We extract, then meter the carpet, pad, drywall and insulation separately. Those readings decide what dries in place and what has to be cut out.

Why do sump pump failures cause so much damage in Rochester Hills?

The clay under most of this city holds water rather than letting it drain, so the pump is working against a saturated ground more or less constantly. When it stops during a long rain or a spring thaw, water arrives in the lower level fast and there is nowhere for it to go. Finished basements here often hold flooring, drywall, furniture and storage, so a pump failure turns into a full restoration job rather than a clean up.

How long does drying take in a Rochester Hills home?

Two to four days covers most structures, with a large affected area or a loss that went unnoticed running longer. We return daily and take readings from the same marked points, so you can watch a documented set of numbers fall rather than trust a promise. Those readings determine when the equipment comes out. Crews are on site one day per visit, typically four to eight hours or more.

Do you deal with my insurance company for a Rochester Hills water loss?

Yes. On an open claim we document the loss for your carrier, photos, moisture readings and scope notes, and you get the same paperwork so both copies match. We speak with your adjuster and with any plumber or trade working on the property so you are not carrying messages between them. Filing the claim is your part because the policy is yours. If a carrier short pays at first, that is common and usually gets sorted.
