Why Us

Why Royal Oak homeowners call us first for fire damage cleanup

At the door inside an hour

Our line is answered by a person at every hour of every day, holidays included. You will not get an answering service or a callback in the morning. Royal Oak addresses are usually reached inside an hour of the call. That first hour is worth more on a fire than on almost any other loss, because smoke is still moving.

The inspection is free and nothing gets signed

We walk the house with you at no charge and with no obligation. We will show you what we are looking at as we go. What we will not do is put a final price on the job while standing in your driveway. Until the plaster comes open and the cleaning starts, the full extent of a fire loss is not visible to anyone, and a firm number that early is a guess with a decimal point on it.

Where the paperwork goes and where the claim stays

The documentation of the loss goes to your insurer, photos, moisture readings and scope notes. You get a copy of it with every line on it. Filing the claim is your part, because the policy has your name on it. We speak with your adjuster and with the other trades working the property, so you are not carrying messages back and forth. If a claims specialist says you have to use one of their vendors, that is not the case. Hire us and we are working for you.

Local, based in Rochester Hills, and this is what we have always done

We run out of Rochester Hills, a short drive from Royal Oak. The people who started the company came out of construction, contracting and cleaning. That background changes what we notice on a fire job. We read what heat and smoke have done to the framing and the sheathing, and we say plainly what has to come out.

Older than the suburbs around it

Royal Oak is older than most of the suburbs around it. It grew first as a streetcar suburb of Detroit and then again after the war, so a great deal of the city went up between the twenties and the fifties, in bungalows, Tudors and brick colonials on narrow lots. Those houses have plaster, wood lath and small closed rooms, and a lot of them have been remodeled more than once. Smoke finds the old chases and cavities behind that plaster and sits there. The lots are tight too, so a garage or porch fire is close enough to the neighboring house to matter.

We found out we had a water leak from our bathroom tub when we brought our newborn home this past winter. It unfortunately needed to be a complete restoration which my husband and I had never gone through before. We were paired with Michelle as our project manager/overseer during this. I have nothing but amazing...

Same story as at least one other reviewer. Our ice maker water line started leaking and created a bigger mess than we realized. Our plumber recommended Response Flood & Fire for mitigation, and they were out the very next day drying out our kitchen floor and basement ceiling. Austin and Clayton were both amazing to...

Wonderful experience during such a stressful time. They came out immediately, the employees were extremely polite and respectful, and kept me updated every step of the way. They also helped guide me through the insurance claims process which seemed overwhelming at first. I would definitely recommend.

I cannot say enough positive things about our experience with this company. We had significant flooding after a plumbing repair job went wildly wrong over the weekend. Ryan and Mike did an excellent job, start to finish, in remediating the damage. They were very responsive, professional, and definitely know their...

Our Process

Our fire damage repair process in Royal Oak, MI

Step 1. You get a person, not a recording

Pick up the phone at any hour and you get a person, not a recording. We ask what the fire took, whether the fire department has released the building, and what part of the house is involved. We tell you what to do and what not to touch until we arrive. An hour is the usual run time to Royal Oak.

Step 2. The walkthrough, at no charge

We go through the property with you before anything else happens. There is no cost for it and there is nothing to sign. We point out where the smoke went and which materials have taken heat, and we explain what that means. You know the scope before the work starts, not after.

Step 3. We secure the property

A house that is open after a fire keeps taking damage. We board up windows and doors and cover what is open to the sky, so weather and foot traffic stop making it worse. We also make the space safe to work in before anyone starts. Everything we place inside your house has been cleaned and decontaminated first.

Step 4. The structure, and the water in it

The building is our scope. Soot is acidic, and the longer it stays on plaster, wood or any porous surface, the more permanent the staining becomes. Heat drives the smell down into materials, and the ones that will not release it come out. The fire department also put a great deal of water into the house, and that water sitting in floors and wall cavities is its own problem, so we address both together. Contents are not our work. If your belongings need attention we will refer you to a contents company.

Step 5. Paperwork, and your carrier

Photographs and notes are taken from the first visit through the last, so the file has something behind every charge. The rates are a current Xactimate list, the same one most carriers use. A crew puts in four to eight hours on each scheduled day, and sometimes longer. The invoice follows three to five business days after the job is complete, payment is due within thirty days, and GreenSky financing is available.

Our restoration project took several months to complete. If you’re going through an insurance claim, be patient, as the process itself can take time. Dandre, who inspected the damage, prepared the estimate, and worked with our insurance company, was knowledgeable, professional, and very helpful throughout the process. Michelle, our project manager, was always responsive, caring, and worked hard to make sure everything was done right. The restoration work was completed by Leo and Augie, and they were outstanding. Leo replaced our tile, completed the plumbing work, repaired our closet organizer, and paid close attention to every detail. Augie did an excellent job painting. They were respectful, hardworking, and treated our home as if it were their own. Overall, although the process took time, the final result was excellent. Thank you, Dandre, Michelle, Leo, and Augie, for your professionalism, dedication, and quality work!

FAQs

Common questions about fire damage restoration in Royal Oak, MI

Questions we get from our customers' and our answers.

How quickly can you reach a Royal Oak home after a fire?

Our line is answered by a person at any hour of any day, and we are normally at a Royal Oak address inside about an hour. Speed matters here because smoke keeps working after the fire is out. It travels into rooms the flames never reached, and soot begins staining whatever it lands on. Calling right away usually means more of the house gets cleaned rather than replaced.

Why does our Royal Oak bungalow still smell in rooms the fire never reached?

Older Royal Oak houses were built with plaster over wood lath, and they are full of small cavities, chases and closed off spaces. Smoke moves into all of that, and heat pushes the smell into the material itself rather than leaving it on the surface. That is why a bedroom two doors down can smell as strong as the room that burned. Cleaning the surface you can see is not enough on a house built this way.

Do you clean furniture and personal belongings after a Royal Oak fire?

No, we do not. Our work is the structure, meaning the building and its surfaces. Contents are not our trade, so we do not clean, restore or store what is inside the house. When belongings need that kind of attention we will send you to a company that specializes in it. We would rather tell you that at the start than let you assume otherwise.

Can our insurance company make us use their contractor in Royal Oak?

No. A vendor sent by a carrier is under contract to the carrier, not to you, and you are free to choose who works on your home. We hear this one often and it is worth pushing back on. When you hire us we still work with your adjuster directly, and we document the loss so the claim has what it needs. You also receive a copy of all of it, so you can see exactly what has been recorded.

How is a Royal Oak fire job priced and when do we pay?

We price from a recent Xactimate list, which is the system most carriers use, so the numbers we submit are ones an adjuster recognizes. The invoice reflects the work performed and the materials used rather than a figure agreed in advance. The invoice goes out three to five business days after the job is finished, and thirty days later it is due. If the timing is difficult, financing through GreenSky is available.
