Why Us

Why Troy homeowners call us first for water damage cleanup

You will see our truck in about an hour

Our phone is answered by a person at every hour, on weekends and on holidays. You will not get a call service that takes a message and passes it along in the morning. For a Troy address we are usually there inside an hour. Water keeps moving the whole time it sits, so the hour you save at the start is the part of the job you never have to pay for later.

We look at it for free and ask you to sign nothing

We come out and look at the damage at no charge, and you are not asked to sign anything to get that visit. We carry moisture meters, because the wet area is almost always bigger than the stain you can see. What we will not do is hand you a final price in the driveway. Nobody knows what a wall holds until it is opened, and a number given before that is a guess dressed up as a quote.

Your insurance company hears from us, not just from you

We document the loss for your carrier, photos, moisture readings and scope notes, and we send you the same paperwork so you can read every line. We speak to your adjuster ourselves, and to your plumber or any other trade on site, so you are not carrying messages back and forth. Some claims staff will tell you that you have to use a vendor from their list. You do not. The moment you hire us, our contract is with you.

Based in Rochester Hills, and not a new one

We are based in Rochester Hills, which puts Troy a short drive down the road rather than an out-of-town trip. The people who started the company came out of construction, contracting and cleaning work, and they had been at it a long time before this. That history is why we look past the surface. We can read what the water has done to framing, subfloor and insulation, and we say plainly what is not worth saving.

Troy houses are built a certain way, and we know it

Most of Troy was built between the 1960s and the 1990s, with the largest share going up in the middle of that stretch. Brick colonials and ranches sit on wide lots across a city of roughly thirty four square miles. In a colonial the bathrooms are upstairs, and often the laundry is too, so a broken line starts at the top of the house and works its way down. By the time a stain appears on a main floor ceiling, water has already passed through framing and insulation that nobody can see.

We found out we had a water leak from our bathroom tub when we brought our newborn home this past winter. It unfortunately needed to be a complete restoration which my husband and I had never gone through before. We were paired with Michelle as our project manager/overseer during this. I have nothing but amazing...

Same story as at least one other reviewer. Our ice maker water line started leaking and created a bigger mess than we realized. Our plumber recommended Response Flood & Fire for mitigation, and they were out the very next day drying out our kitchen floor and basement ceiling. Austin and Clayton were both amazing to...

Wonderful experience during such a stressful time. They came out immediately, the employees were extremely polite and respectful, and kept me updated every step of the way. They also helped guide me through the insurance claims process which seemed overwhelming at first. I would definitely recommend.

The water line to our ice maker burst and caused a huge mess. Once the plumber discovered where the leak was, he recommended Response Flood & Fire for mitigation. They responded FAST and had dryers going for the floor in our kitchen and basement. Austin was our Mitigation Project Manager, he and everyone on his...

I cannot say enough positive things about our experience with this company. We had significant flooding after a plumbing repair job went wildly wrong over the weekend. Ryan and Mike did an excellent job, start to finish, in remediating the damage. They were very responsive, professional, and definitely know their...

Our Process

Our water damage repair process in Troy, MI

Step 1. You call, and a person picks up

Call at three in the afternoon or three in the morning and you get a person. We ask what broke, where the water is coming in and whether it has been shut off, and we tell you what to do while you wait. Then a crew is sent. In Troy that is normally about an hour.

Step 2. We look at it together, at no charge

When we arrive we walk the property with you before anything is touched. There is no charge for the walkthrough and nothing to sign. The moisture meters come out first so we can trace where the water actually travelled. You see what we found, and you know the scope before any work starts.

Step 3. The water comes out and the equipment goes in

Standing water is removed first. Where the job calls for containment, we build it. Every air mover, dehumidifier and HEPA scrubber is cleaned and decontaminated before it is carried into your house. Anything too far gone to dry in place is taken out, and we tell you why before it leaves.

Step 4. We take readings every day

Drying is measured, not assumed. A technician returns daily and records moisture levels at the same points, and those numbers show whether the building is giving up water at the pace it should. Most structures reach dry in two to four days. On a working day a crew is usually on site somewhere between four and eight hours.

Step 5. The invoice, and your carrier

Once the readings confirm the building is dry, we close the job out on paper. Charges are time and materials against the IICRC S500 standards manual, priced from a current Xactimate list. The invoice reaches you three to five business days after completion and is due within thirty days. If a claim is open we give your adjuster the documentation they need and stay in that conversation until it is settled.

Our restoration project took several months to complete. If you’re going through an insurance claim, be patient, as the process itself can take time. Dandre, who inspected the damage, prepared the estimate, and worked with our insurance company, was knowledgeable, professional, and very helpful throughout the process. Michelle, our project manager, was always responsive, caring, and worked hard to make sure everything was done right. The restoration work was completed by Leo and Augie, and they were outstanding. Leo replaced our tile, completed the plumbing work, repaired our closet organizer, and paid close attention to every detail. Augie did an excellent job painting. They were respectful, hardworking, and treated our home as if it were their own. Overall, although the process took time, the final result was excellent. Thank you, Dandre, Michelle, Leo, and Augie, for your professionalism, dedication, and quality work!

FAQs

Water damage questions from Troy homeowners

Questions we get from our customers' and our answers.

How quickly can you get to a house in Troy?

A person answers our line at any hour, and a Troy call is usually reached in about an hour. That speed is not a sales line. It is the difference between drying a room and rebuilding one. In the first hour the water is still mostly sitting on surfaces, and by the next morning it is inside the drywall, the subfloor and the insulation. Call as soon as you find it, even if it looks small.

Why do so many Troy water losses start on an upper floor?

Troy has a great many two story colonials, and in that layout the bathrooms sit upstairs. Plenty of them have the laundry up there as well. When a supply line or a washer hose lets go on the second floor, gravity does the rest, and the water runs through the ceiling and along the floor joists before it ever shows as a stain below. That is why the wet area is nearly always larger than what you can see from the hallway.

How long does a Troy home take to dry, and how do you know it is finished?

Two to four days is normal for a structure to reach dry. A large loss, or one that sat for a while before anyone noticed it, takes longer. We come back each day and take moisture readings from the same points, so there is a record of the numbers falling. Those readings decide when the job is finished, not how the room looks and not a date on the calendar. The equipment stays in place until they say the building is dry.

Will you work with my insurance company on a water loss in Troy?

Yes. When a claim is open we document the loss for your carrier, with photos, moisture readings and scope notes, and you get the same paperwork as well so nothing is hidden from you. We also talk to your adjuster and to any plumber or trade working on your Troy property, which keeps you out of the middle. Filing the claim itself is your job, because the policy is in your name. Everything after that we work through alongside you.

How is water damage restoration in Troy priced?

We charge time and materials, measured against the IICRC S500 professional standards manual and priced from a current Xactimate list. That is the same price list most insurance carriers work from. It means you pay for the hours worked, the equipment run and the materials used, rather than a round number someone picked before the job started. Invoices go out three to five business days after we finish, and payment is due within thirty days. Financing through GreenSky is available if the timing is difficult.
