Why Us

Why Troy homeowners call us first for fire damage cleanup

We are on site in about an hour

Our phone is answered by a person at any hour, on any day of the year. There is no answering service and no callback in the morning. Troy addresses are normally reached inside an hour. After a fire that hour matters, because soot keeps moving through the house long after the flames are out.

The inspection is free and there is nothing to sign

We walk the property with you at no charge and no obligation. What we will not do is stand in your driveway and hand you a final number. On a fire loss the true extent stays hidden until surfaces are opened and cleaned, and smoke reaches places the flames never touched. Anyone quoting an exact figure that early has guessed.

We deal with your insurance company directly

We handle the documentation end with your carrier, photos, moisture readings and scope notes, and the same paperwork comes to you too, so nothing is hidden. We talk to your adjuster, your plumbers and the other trades on site, so you are not carrying messages between them. If a claims specialist tells you their preferred vendor is your only option, that is not so. We work for you.

Local, and we have done this a long time

We are based in Rochester Hills, so Troy is a short run rather than a job we travel for. The people who started this business came out of construction, contracting and cleaning. That shows on a fire loss. We read what the heat and smoke did to framing, drywall and insulation, and we say plainly what has to come out.

We know the housing stock here

Troy grew in waves, and the seventies were the big one. Most of the city went up from then on, colonials first and later subdivisions with open floor plans and finished lower levels, with a thinner layer of earlier post-war ranches scattered among them. An open plan gives smoke very little to stop it, so one room burning can leave odor across a whole floor. Bigger houses also mean more ductwork carrying soot into rooms nobody was in.

We found out we had a water leak from our bathroom tub when we brought our newborn home this past winter. It unfortunately needed to be a complete restoration which my husband and I had never gone through before. We were paired with Michelle as our project manager/overseer during this. I have nothing but amazing...

Same story as at least one other reviewer. Our ice maker water line started leaking and created a bigger mess than we realized. Our plumber recommended Response Flood & Fire for mitigation, and they were out the very next day drying out our kitchen floor and basement ceiling. Austin and Clayton were both amazing to...

Wonderful experience during such a stressful time. They came out immediately, the employees were extremely polite and respectful, and kept me updated every step of the way. They also helped guide me through the insurance claims process which seemed overwhelming at first. I would definitely recommend.

I cannot say enough positive things about our experience with this company. We had significant flooding after a plumbing repair job went wildly wrong over the weekend. Ryan and Mike did an excellent job, start to finish, in remediating the damage. They were very responsive, professional, and definitely know their...

Our Process

Our fire damage repair process in Troy, MI

Step 1. You call and a person answers

Ring us at any hour and a person picks up. We ask what burned, whether the fire service has cleared the building and whether everyone is out, and we tell you what to do while you wait. Then we dispatch. About an hour is the normal arrival time in Troy.

Step 2. We walk it with you, free

The walkthrough costs nothing and commits you to nothing. We go room by room with you, including rooms the fire never entered, because smoke rarely stays where it started. You see what we see before any tool comes out, and you will know the scope before work begins.

Step 3. We secure the property

A house that has burned is open to weather and to anyone walking past. We board up openings, cover what needs covering and make the areas we work in safe to enter. Where the job calls for it we build containment, so dust and soot stay in one part of the house instead of drifting through the rest.

Step 4. We clean the structure and deal with the water

The fire service leaves a great deal of water behind, and that is a second problem sitting inside your walls. We take the water out and dry the structure, and we clean the building itself. Soot is acidic, so it keeps staining porous materials for as long as it sits. Every air mover, dehumidifier and scrubber is cleaned and decontaminated before it comes through your door. Material that cannot be brought back is removed, and we explain why first. We restore the structure. We are not a contents company, so belongings that need cleaning go to a firm that does that work, and we can point you toward one.

Step 5. Paperwork, and your carrier

We photograph and note the job the whole way through. Pricing comes off a current Xactimate list, which is what most carriers work from, and a crew is normally on site four to eight hours on a working day. The invoice reaches you three to five business days after we finish, and it is payable within thirty days. If a claim is open we give your adjuster the documentation they need and stay in that conversation. Financing through GreenSky is there if the timing is hard.

Our restoration project took several months to complete. If you’re going through an insurance claim, be patient, as the process itself can take time. Dandre, who inspected the damage, prepared the estimate, and worked with our insurance company, was knowledgeable, professional, and very helpful throughout the process. Michelle, our project manager, was always responsive, caring, and worked hard to make sure everything was done right. The restoration work was completed by Leo and Augie, and they were outstanding. Leo replaced our tile, completed the plumbing work, repaired our closet organizer, and paid close attention to every detail. Augie did an excellent job painting. They were respectful, hardworking, and treated our home as if it were their own. Overall, although the process took time, the final result was excellent. Thank you, Dandre, Michelle, Leo, and Augie, for your professionalism, dedication, and quality work!

FAQs

Common questions about fire damage restoration in Troy, MI

Questions we get from our customers' and our answers.

How quickly can you reach a Troy address after a fire?

A person answers our line at every hour of every day, and our usual arrival time in Troy is about an hour. Speed matters more after a fire than most people expect. Soot is acidic, and what it does to a surface gets harder to undo with every hour that passes. Call as soon as the fire service clears you to, even if the damage looks contained.

A fire in one Troy room left smoke smell through the whole house. Why?

Heat pushes smoke into anything porous it can reach, and it does not stop at the doorway of the room that burned. It travels through the house and settles in drywall, carpet, insulation and wall cavities well away from the fire. Many Troy homes have open floor plans and long duct runs, which gives smoke very little to slow it down. That is why a room that looks untouched can still smell weeks later.

The fire department soaked our Troy house. Is that a separate job?

It is part of the same job for us. Water used to put a fire out ends up in floors, walls and insulation, and it does not leave on its own. Left there it will keep damaging the structure and can lead to mold. We take the water out and dry the building at the same time as we deal with the fire damage, so you are not managing two contractors.

Can you clean our furniture and belongings after a Troy fire?

No, and we would rather tell you that up front. We restore the structure of the building, which means the walls, floors, framing and everything built into the house. Contents cleaning and storage is a different trade and a different company. We can point you toward a contents company, and we will work alongside them on your property.

Do you work with our insurance company on a Troy fire loss?

We do. We document the loss for your claim, with photos, moisture readings and scope notes, and you get the same paperwork as well. We also talk to your adjuster and any other trade working the property so you are not relaying messages. Filing the claim itself is yours to do because it is your policy, but everything after that we handle with you. If a carrier covers less than the work came to, we will tell you and keep working it.
