How our flood cleanup works
Stay out of standing water that is near outlets, the furnace or the electrical panel, and keep children and pets away from it. Call us at any hour. If you can, photograph the water line on the walls before anything is moved.
The first thing we sort out is where the water came from, because the source decides how your policy treats it. Rain and groundwater coming through the foundation, a backed-up drain and a burst pipe are three different claims, so we document the source carefully.
Then we pump out the water and remove what it ruined. Flood water from outside is treated as contaminated, so carpet, pad, insulation and the lower part of the drywall usually come out rather than being dried.
Next, the concrete, framing and remaining walls are cleaned and dried. We return every day to check moisture, and if water is still seeping in through a crack or the floor, we tell you so it can be fixed before the walls go back.
Last, our crew rebuilds the basement walls and floors, and our invoice and photos go to you and your insurer with a request for direct payment. Financing is available when the policy excludes the flood.

We treat flood water as contaminated
Flood cleanup is a different job from drying out a burst supply line. Water that comes in from outside, or backs up from a drain, is not clean water, and the EPA warns that flood water may contain bacteria or chemical hazards. We treat it that way from the first visit, and soaked materials like carpet pad and drywall often have to come out.
Basements take the worst of it

Older basements can hide asbestos
A flooded basement in an older home can turn up asbestos: the EPA notes that older homes, including apartments, may contain it. We handle asbestos too, so suspect material gets tested before it comes out, and any abatement is folded into the rest of the job.

Does homeowners insurance cover a flooded basement?
It depends on where the water came from. Surface water and rising groundwater are usually excluded from a standard homeowners policy and need separate flood insurance. A backed-up drain or sewer is often covered only with a backup endorsement. A burst pipe is commonly covered. Your adjuster decides, and we document the source for them.
Should I pump the water out right away?
For a few inches from a pipe or a drain, yes. When the ground outside is soaked and the basement is deeply flooded, pumping it all out at once can let the pressure of the wet soil push on the walls. In that case, pump it down gradually and have us look first.
Is flood water dangerous?
It can be. Water from outside or from a drain can carry bacteria, chemicals and debris, so wear boots and gloves if you have to go near it, and wash your hands afterward. Don't let children play in it, and throw out any food it touched.
What can be saved from a flooded basement?
Concrete, block walls and solid framing can usually be cleaned and dried. Carpet, pad, insulation and drywall soaked by outside water usually can't. Finished basements lose the most, so we photograph everything before it goes, which helps when the adjuster reviews the claim.
