Why Us

Why Waterford homeowners call us first for fire damage cleanup

We are on site in about an hour

A person answers our phone at any hour, any day, all year round. No recording, no message held over until the office opens. Waterford is a familiar run for us and about an hour is the usual wait. That hour matters after a fire, because soot goes on damaging finishes for as long as it is left sitting on them.

The inspection is free and there is nothing to sign

We walk the house with you and charge nothing for it, and no paperwork is put in front of you to make it happen. The one thing we will not do is give you a final figure on the doorstep. Fire hides what it has done, and the true extent only appears as surfaces are opened up and cleaned. A number handed to you before that is a guess with your name on it.

We deal with your insurance company directly

The documentation your claim needs lands with your carrier, photos, moisture readings and scope notes, and you receive the same paperwork so you can check every line. We speak to your adjuster and to the other trades on the job rather than making you the go-between. Insurers will sometimes steer you to a vendor on their own list. You are under no obligation to take one, and whoever you hire is the party working for you.

Local, and we have been doing this a long time

We are based in Rochester Hills, so Waterford sits comfortably inside the area we cover. The founders spent their working lives in construction, contracting and cleaning before this company existed. On a fire that experience earns its keep, because the damage that matters is usually behind the surface you can see. We say plainly what has to come out.

We know the housing stock here

Waterford is lake country, and a lot of the houses close to the water started life as summer cottages. Over the years they were insulated, extended and turned into year-round homes, so you often find several eras of framing and finish inside one building, sometimes over a crawl space rather than a basement. Smoke reads those seams and gets into every cavity behind them. Small lots near the water also mean a burned house sits right next to its neighbors, so securing it comes first.

We found out we had a water leak from our bathroom tub when we brought our newborn home this past winter. It unfortunately needed to be a complete restoration which my husband and I had never gone through before. We were paired with Michelle as our project manager/overseer during this. I have nothing but amazing...

Same story as at least one other reviewer. Our ice maker water line started leaking and created a bigger mess than we realized. Our plumber recommended Response Flood & Fire for mitigation, and they were out the very next day drying out our kitchen floor and basement ceiling. Austin and Clayton were both amazing to...

Wonderful experience during such a stressful time. They came out immediately, the employees were extremely polite and respectful, and kept me updated every step of the way. They also helped guide me through the insurance claims process which seemed overwhelming at first. I would definitely recommend.

I cannot say enough positive things about our experience with this company. We had significant flooding after a plumbing repair job went wildly wrong over the weekend. Ryan and Mike did an excellent job, start to finish, in remediating the damage. They were very responsive, professional, and definitely know their...

Our Process

Our fire damage repair process in Waterford, MI

Step 1. You call and a person answers

Call any time and a person will be on the other end. We want to know what caught, whether the fire service has released the building and whether everyone is accounted for, and then we tell you what to do until we get there. The crew leaves at once. Waterford is normally about an hour away.

Step 2. We walk it with you, free

Nothing is charged for the walkthrough and nothing is signed to arrange it. We go through the building with you top to bottom, including the rooms and crawl spaces the fire never reached, since that is where smoke tends to end up. You will know the shape of the job before a single tool comes out of the van.

Step 3. We secure the property

A fire-damaged house is open to the weather and to anyone who walks past it. Openings get boarded, anything exposed gets covered, and we make our working areas safe before anyone steps into them. Where the job warrants it we build containment, keeping soot and dust in the affected part of the house instead of letting them spread.

Step 4. We clean the structure and deal with the water

The fire service left water behind, and there will be more of it than you think. It goes down into subfloor, drywall, insulation and crawl spaces and it stays, damaging the structure and creating the conditions for mold. Extraction and drying run in parallel with the cleaning of the structure. Because soot is acidic, a porous surface it rests on is worse off tomorrow than it is today. Air movers, dehumidifiers and scrubbers are all cleaned and decontaminated before we bring them into the house. Anything beyond saving is taken out, and we explain the reasoning before it goes. The building is what we restore. Contents fall outside what we do. Where personal property needs cleaning that is a separate firm, and we will tell you who to speak to.

Step 5. Paperwork, and your carrier

We photograph and record the job from the first walkthrough onward. We work from a current Xactimate list, which is what your carrier is most likely pricing against, and a crew day on site is usually four to eight hours. The invoice arrives three to five business days after completion and is due in thirty days. Where a claim is open we give your adjuster the documentation they need and stay in contact until it closes. We can also arrange financing through GreenSky.

Our restoration project took several months to complete. If you’re going through an insurance claim, be patient, as the process itself can take time. Dandre, who inspected the damage, prepared the estimate, and worked with our insurance company, was knowledgeable, professional, and very helpful throughout the process. Michelle, our project manager, was always responsive, caring, and worked hard to make sure everything was done right. The restoration work was completed by Leo and Augie, and they were outstanding. Leo replaced our tile, completed the plumbing work, repaired our closet organizer, and paid close attention to every detail. Augie did an excellent job painting. They were respectful, hardworking, and treated our home as if it were their own. Overall, although the process took time, the final result was excellent. Thank you, Dandre, Michelle, Leo, and Augie, for your professionalism, dedication, and quality work!

FAQs

Common questions about fire damage restoration in Waterford, MI

Questions we get from our customers' and our answers.

How quickly can you get to a Waterford address after a fire?

Our phone is staffed by a person every hour of every day of the year, and Waterford is normally about an hour from your call. There is no reason to wait on your adjuster first. Staining sets in from the moment the fire is out, and it keeps setting in while you sleep. Call as soon as the fire service clears the building.

Our Waterford house started out as a lake cottage. Does that change a fire job?

It usually does. Cottages that were converted into year-round homes tend to have several generations of framing, insulation and finish stacked inside one building, and often a crawl space instead of a full basement. Smoke finds the gaps between those layers and settles in the cavities behind them, which is why the smell can persist in a room that looks perfectly clean. We look at how the house was actually built before deciding how to approach it.

The fire department put a lot of water into our Waterford home. Do you handle that?

Yes, and we treat it as one job rather than two. Stopping a fire takes water in volume, and in a house like yours much of it settles into the crawl space, the floors and the wall cavities instead of draining off. While it sits it goes on wrecking the structure, and mold can follow within days. We extract and dry the building at the same time as we work on the fire damage.

Can you clean the belongings in our Waterford home?

No. The building is our side of it, meaning framing, floors, walls and everything fixed to them. Cleaning and storing personal property is a separate trade with its own equipment, and we are not a contents company. We can give you a contents firm to call and work beside them while we are on your property.

Do you work with our insurance carrier on a Waterford fire loss?

We do. Your carrier gets the documentation the claim needs, photos, moisture readings and scope notes, and the identical paperwork comes to you so nothing is hidden. Your adjuster and any other trades on the job talk to us rather than through you. You are the one who lodges the claim, because the policy belongs to you. If your carrier covers less than the work came to, we will point out exactly where and keep pressing.
