Why Us

Why Oak Park homeowners call us first for fire damage cleanup

We answer the phone ourselves and arrive in about an hour

A person takes the call at any hour of any day, all year round. There is no service in the middle writing down a message. Oak Park sits inside our regular range and an hour is the normal wait. Speed counts because these are compact houses, most of them a thousand to fifteen hundred square feet, and smoke reaches every room in one of them long before the trucks have left the curb.

You get a free walkthrough with no paperwork attached

We come out, go through the house with you and explain what we are looking at. There is no charge and no form to sign. We will not put a final figure on it standing in the yard. A fire hides most of what it did until surfaces are opened and cleaned, and in a house with seventy year old ductwork running through the middle of it, the smoke has been further than the char suggests.

Local, thirty years of this work

We are a company out of Rochester Hills with thirty years behind us, and Oak Park is a short drive rather than an away job. The people who started it worked in construction, contracting and cleaning before this company existed. On a fire, that background is what decides how much gets saved. We can tell a surface that will clean from a material that has taken the damage through, and on a small postwar house that call has to be made carefully, because there is not much house to lose.

Your insurer hears from us as well as from you

On an open claim we document the loss for the carrier, answer the adjuster on it, and send you a copy of everything. We keep the adjuster informed and we talk to the other trades on the property. If someone tells you the claim requires a vendor from their list, it does not. Where a neighboring house is involved, and on these lot widths it often is, we will speak to that household's people as well so the work does not stall.

We found out we had a water leak from our bathroom tub when we brought our newborn home this past winter. It unfortunately needed to be a complete restoration which my husband and I had never gone through before. We were paired with Michelle as our project manager/overseer during this. I have nothing but amazing...

Same story as at least one other reviewer. Our ice maker water line started leaking and created a bigger mess than we realized. Our plumber recommended Response Flood & Fire for mitigation, and they were out the very next day drying out our kitchen floor and basement ceiling. Austin and Clayton were both amazing to...

They also helped guide me through the insurance claims process which seemed overwhelming at first. I would definitely recommend.

I cannot say enough positive things about our experience with this company. We had significant flooding after a plumbing repair job went wildly wrong over the weekend. Ryan and Mike did an excellent job, start to finish, in remediating the damage. They were very responsive, professional, and definitely know their...

Our Process

Our fire damage repair process in Oak Park, MI

Step 1. The phone is answered by a person

Call at any hour of any day and a person picks up. We ask what burned, whether the fire department has handed the property back, and whether anyone is still inside. We tell you what to do until we get there. Then we dispatch, and Oak Park is roughly an hour from us.

Step 2. We go through the house with you at no charge

The first thing we do at the property is walk it with you. It is free and there is nothing to sign. We show you what the fire reached, where the smoke went and what we expect to find once things are opened up. On a compact ranch that usually means the whole floor plan, not one room.

Step 3. We board up and make the building safe

Then we secure it. Boards on windows and doors, cover on anything the crews cut into the roof, and a check that the structure is safe to work inside. On a street this tight the house is standing open to a public sidewalk, so it is not something to leave until tomorrow. If the detached garage at the back took damage, we close that up as well.

Step 4. Cleaning the structure, drying what got soaked, and billing

The building is our work. Soot and residue come off what can be saved, and what cannot be saved comes out. Belongings are a separate trade and go to a contents company, and we can point you to one. There is always water in the house after a fire is put out, and in these homes it runs straight down into a full basement, so we trace it and dry it before mold takes hold. Pricing comes off a current Xactimate list. Invoices go three to five business days after completion, payment is due in thirty, and on an open claim we document everything your adjuster needs and stay with them until it settles.

Our restoration project took several months to complete. If you’re going through an insurance claim, be patient, as the process itself can take time. Dandre, who inspected the damage, prepared the estimate, and worked with our insurance company, was knowledgeable, professional, and very helpful throughout the process. Michelle, our project manager, was always responsive, caring, and worked hard to make sure everything was done right. The restoration work was completed by Leo and Augie, and they were outstanding. Leo replaced our tile, completed the plumbing work, repaired our closet organizer, and paid close attention to every detail. Augie did an excellent job painting. They were respectful, hardworking, and treated our home as if it were their own. Overall, although the process took time, the final result was excellent. Thank you, Dandre, Michelle, Leo, and Augie, for your professionalism, dedication, and quality work!

FAQs

Fire damage questions we hear from Oak Park homeowners

Questions we get from our customers' and our answers.

How soon can you reach an Oak Park home after a fire?

An hour is our normal arrival and a person answers the phone at any hour of the year. It is worth calling early. Heat pushes smoke odor into wood, drywall and insulation, and they hold onto it long after the air smells clear again. In a house of a thousand or so square feet with the ducts running through the middle of it, that odor gets everywhere fast.

The house next door burned. Why does my Oak Park house need work?

Because the lots here are narrow and the houses sit close together. Smoke moves with the wind and gets in through soffits, vents and any window that happened to be open, and the water used on the fire runs across the property line and down into your basement. A fire at a neighboring house is a common reason we get called out in this city. The walkthrough costs nothing, so it is worth having us look.

Can you board up an Oak Park property the same day?

Yes. Board-up is normally the first physical work we do. A fire and the response to it leave doors forced, windows out and sometimes a section of roof opened for ventilation. On a street where the sidewalk runs past the porch, an open house is not something to leave overnight. We close the house and the garage, and everything after that gets easier.

There is water in our Oak Park basement after the fire. Do you handle that too?

We do, and it is a real part of the job. Putting out a fire puts a great deal of water into a house, and in these homes it drains straight down into a full basement, where it sits underneath everything else that is going on. Wet insulation and soaked subfloor turn into mold if they are left alone. We find where that water went and dry the structure alongside the cleaning.

Is the Oak Park inspection free, and how do you price the work?

The walkthrough is free and there is nothing to sign for it. We tell you what we can see and what we think sits behind the surfaces, then stop there rather than guess at a final figure before anything is opened. Pricing comes off a current Xactimate list, which is what most carriers use. Invoices follow three to five business days after completion, payment is due in thirty, and GreenSky financing can spread it.
