Why Us

Why Warren homeowners call us first for water damage cleanup

We are on site in about an hour

A person answers our phone at any hour, 365 days a year. You reach a person, not a service. We usually reach a Warren address within the hour. Speed matters here. Much of the city sits on flat ground over heavy clay. Once a basement takes water, the clock is the one thing you control.

The inspection is free, and there is nothing to sign

We walk the property with you at no cost. We use moisture meters to show you where the water went. It usually travels somewhere out of sight. We give you a firm number once the wall is open. Before that, any exact figure is a guess.

We deal with your insurance company directly

We document the loss for your carrier with photos, moisture readings and scope notes. You get the same file, so you can read every line. We talk to your adjuster, your plumber and any other trade on the job. That keeps you out of the middle. You are free to choose your own restoration company. When you hire us, we work for you.

Local, based in Rochester Hills, and long practiced

We work out of Rochester Hills, so Warren is a short run for us. Our founders spent their working lives in construction, contracting and cleaning. That background shows on a job like this. We read what the water did to framing, subfloor and insulation, not only what shows on the surface. Then we say plainly what has to come out.

We know the housing stock here

Most of Warren went up between the end of the war and the mid sixties. Brick ranches and bungalows sit on full basements, built quickly for families working the plants. The houses are solid. The water lines, waste stacks and shutoff valves inside them are sixty years old or more. Add a finished basement full of carpet and drywall, and a failed fitting becomes a real job.

We found out we had a water leak from our bathroom tub when we brought our newborn home this past winter. It unfortunately needed to be a complete restoration which my husband and I had never gone through before. We were paired with Michelle as our project manager/overseer during this. I have nothing but amazing...

Same story as at least one other reviewer. Our ice maker water line started leaking and created a bigger mess than we realized. Our plumber recommended Response Flood & Fire for mitigation, and they were out the very next day drying out our kitchen floor and basement ceiling. Austin and Clayton were both amazing to...

Wonderful experience during such a stressful time. They came out immediately, the employees were extremely polite and respectful, and kept me updated every step of the way. They also helped guide me through the insurance claims process which seemed overwhelming at first. I would definitely recommend.

I cannot say enough positive things about our experience with this company. We had significant flooding after a plumbing repair job went wildly wrong over the weekend. Ryan and Mike did an excellent job, start to finish, in remediating the damage. They were very responsive, professional, and definitely know their...

Our Process

Our water damage repair process in Warren, MI

Step 1. You call and a person answers

Call at any hour and a person picks up. We ask what happened, where the water is coming from, and whether it is still running. We tell you what to do while you wait. Then we dispatch. An hour is the normal arrival time across Warren.

Step 2. We walk it with you, free

The first thing we do is walk the house with you. The walkthrough is free and there is nothing to sign. We use moisture meters to find where the water traveled. We show you what we found before anyone picks up a tool. You will know the scope before the work starts.

Step 3. Water out, equipment in

Standing water comes out first. We build containment where the job calls for it. Every air mover, dehumidifier and HEPA scrubber is cleaned before it comes through your door. Material that stays wet has to come out. We explain why before it goes.

Step 4. We measure the drying every day

We come back daily and take moisture readings in the same spots. Those numbers tell us whether the structure is giving up water at the rate it should. Most buildings are dry in two to four days. The equipment stays until the readings say it can leave. A crew is usually on site four to eight hours a day.

Step 5. Paperwork and final invoice

When the drying is signed off, the paperwork follows. We charge time and materials measured against the IICRC S500 standards manual. We price from a current Xactimate list, so every line has something behind it. Invoices go out three to five business days after completion. If a claim is open, we send your carrier everything the file needs. We stay in the conversation with your adjuster until it closes.

Our restoration project took several months to complete. If you’re going through an insurance claim, be patient, as the process itself can take time. Dandre, who inspected the damage, prepared the estimate, and worked with our insurance company, was knowledgeable, professional, and very helpful throughout the process. Michelle, our project manager, was always responsive, caring, and worked hard to make sure everything was done right. The restoration work was completed by Leo and Augie, and they were outstanding. Leo replaced our tile, completed the plumbing work, repaired our closet organizer, and paid close attention to every detail. Augie did an excellent job painting. They were respectful, hardworking, and treated our home as if it were their own. Overall, although the process took time, the final result was excellent. Thank you, Dandre, Michelle, Leo, and Augie, for your professionalism, dedication, and quality work!

FAQs

Water damage questions we hear from Warren homeowners

Questions we get from our customers' and our answers.

How fast can you get to a Warren address?

A person answers our phone at any hour of the day or night, every day of the year, and our usual arrival time in Warren is about an hour. Water spreads while you wait. In the first hour it is still mostly sitting on the surface, and by the next morning it has moved into drywall, subfloor and insulation. Call as soon as you find it, even if you are not sure how bad it looks.

Why do so many Warren water losses start in the basement?

Nearly every house here has a full basement, and most of them were built in the 1950s and 1960s. The supply lines, waste stacks and valves in those houses have been working for decades, and old fittings fail. On top of that, a great many Warren basements were finished at some point, so what used to be bare block is now carpet, drywall and stored belongings. That is what turns a small leak into a real job.

My Warren basement is finished. How long does the drying take and how will I know it is done?

Two to four days is the normal range for a structure to reach dry, though a large loss or one that sat undiscovered runs longer. We return every day and take moisture readings from the same locations, so we can watch the numbers fall. Those readings are what tell us the walls and floor are genuinely dry, not the calendar and not how the room looks. Equipment stays in place until they confirm it.

Do you work with my insurance company directly on a Warren water loss?

We do. Where a claim is open we document the loss for your carrier, photos, moisture readings and scope notes, and you receive the same paperwork as well. We also speak with your adjuster, your plumber and any other trade working on the property, so information moves without you sitting in the middle of it. Filing the claim itself is down to you, because it is your policy, but everything after that we handle alongside you.

How is a water damage job in Warren priced?

Our charges are time and materials under the IICRC S500 professional standards manual, priced from a recent Xactimate list, which is what most carriers use. That means the invoice reflects hours worked, equipment run and materials used rather than a figure picked in advance. Invoices go out three to five business days after the work is finished, and payment is due in thirty days. Financing through GreenSky is available if the timing is difficult.
