Why Us

Why Livonia homeowners call us first for fire damage cleanup

We reach Livonia homes in about an hour

Our phone is answered by a person at every hour, on every day of the year, with no service in between taking messages. From our base in Rochester Hills a Livonia address is about an hour, day or night. Speed counts after a fire for a reason most people do not expect. Heat pushes smoke odor into bare wood, drywall paper and insulation, and a Livonia house is full of those materials behind its brick. The longer it sits, the deeper the odor goes.

The inspection is free and there is nothing to sign

We come out, go through the property with you and say what we can see and what we think sits behind the surfaces. It costs nothing and there is no paperwork attached. We stop short of naming a final figure. A fire keeps most of its extent hidden until surfaces come open and get cleaned. In a Livonia colonial with a stairwell running up the middle of the house, the smoke has usually reached somewhere nobody has looked yet.

We are local, based in Rochester Hills, and thirty years in

We are based in Rochester Hills, and we have been doing this for thirty years. Livonia is close work for us. Our founders spent their careers in construction, contracting and cleaning before this company existed, and on a fire job that history decides what gets saved. There is a real difference between a surface that will clean up and a material that has taken the damage all the way through. Knowing which is which keeps a rebuild from swallowing the whole claim.

We deal with your adjuster directly

On an open claim we document the loss for your adjuster with photos, moisture readings and scope notes, and the same file comes to you so nothing is hidden from your side. We stay in the conversation with your adjuster and with the other trades working the property. If you are told you have to pick a contractor from the carrier's list, that is not so. You choose. Livonia fire claims often involve an attached garage or a finished basement, and both are places where the scope has to be written with care.

We found out we had a water leak from our bathroom tub when we brought our newborn home this past winter. It unfortunately needed to be a complete restoration which my husband and I had never gone through before. We were paired with Michelle as our project manager/overseer during this. I have nothing but amazing...

Same story as at least one other reviewer. Our ice maker water line started leaking and created a bigger mess than we realized. Our plumber recommended Response Flood & Fire for mitigation, and they were out the very next day drying out our kitchen floor and basement ceiling. Austin and Clayton were both amazing to...

Wonderful experience during such a stressful time. They came out immediately, the employees were extremely polite and respectful, and kept me updated every step of the way. They also helped guide me through the insurance claims process which seemed overwhelming at first. I would definitely recommend.

I cannot say enough positive things about our experience with this company. We had significant flooding after a plumbing repair job went wildly wrong over the weekend. Ryan and Mike did an excellent job, start to finish, in remediating the damage. They were very responsive, professional, and definitely know their...

Our Process

Our fire damage repair process in Livonia, MI

Step 1. You call and a person answers

Call at any hour and you get a person, not a recording. We ask what burned, whether the fire department has released the building back to you, and whether anyone needs somewhere to stay tonight. We tell you what to do until we arrive. Then we dispatch, and an hour is the usual run out to Livonia.

Step 2. We go through the property with you

The walkthrough is free and nothing is signed for it. We show you where the fire reached, how far the smoke traveled and what we expect to find when things come open. In a Livonia ranch that usually means following the smoke down the length of the hallway and up into the attic above it. You will know the plan before any of the work starts.

Step 3. We secure the building

Board-up comes next. Doors that were forced, windows that are gone and any hole cut in the roof for ventilation all get closed up, and we check that the structure is safe to work inside. A house left standing open through a Michigan week collects weather damage on top of fire damage. That is avoidable on day one.

Step 4. Cleaning, drying and the claim

Then the structure itself. Soot and residue come off what can be saved, and what cannot be saved is removed. Belongings are a separate trade, so a contents company handles those and we can point you to one. There is nearly always water in the building from putting the fire out, and we trace it and dry it before mold gets started. Our pricing comes off a current Xactimate list, which is what most carriers work from. Invoices follow three to five business days after completion, payment is due in thirty days, and GreenSky financing is there if you need it.

Our restoration project took several months to complete. If you’re going through an insurance claim, be patient, as the process itself can take time. Dandre, who inspected the damage, prepared the estimate, and worked with our insurance company, was knowledgeable, professional, and very helpful throughout the process. Michelle, our project manager, was always responsive, caring, and worked hard to make sure everything was done right. The restoration work was completed by Leo and Augie, and they were outstanding. Leo replaced our tile, completed the plumbing work, repaired our closet organizer, and paid close attention to every detail. Augie did an excellent job painting. They were respectful, hardworking, and treated our home as if it were their own. Overall, although the process took time, the final result was excellent. Thank you, Dandre, Michelle, Leo, and Augie, for your professionalism, dedication, and quality work!

FAQs

Fire damage questions we hear in Livonia

Questions we get from our customers' and our answers.

How soon can you get to a Livonia house after a fire?

An hour is our normal arrival, and a person is on our phone at any hour of any day. It is worth calling early rather than waiting for the insurance company to tell you who to use. The building is still open to the weather, and smoke odor works its way further into wood and insulation with every hour that passes. Starting sooner keeps the affected area smaller.

The fire was in our attached garage. Why does the whole Livonia house smell?

Attached garages are standard on Livonia houses, and the shared wall and ceiling between the garage and the living space are rarely as tight as people assume. Smoke moves through the gaps around the door, the attic connection and any duct or wiring penetration. Once it is in the house it settles into drywall, wood and soft materials. That is why the odor lasts long after the air has cleared.

Can you board up a Livonia property the same day?

Yes, and it is usually the first physical work we do. A fire and the effort of putting it out leave doors forced, windows out and sometimes a section of roof opened for ventilation. We close all of that so rain and snow stay outside and the building is not standing open to anyone walking past. Every step after this one goes better on a secure house.

What happens to our belongings after a Livonia fire?

That is not our trade. We restore the structure of the building, so packing, cleaning and storing your possessions is work we hand to a contents specialist, and we can put you in touch with one. It is different equipment and different people. Photograph what you have before anything is moved or handled, because those photos are useful to you later with the carrier.

How is a Livonia fire job priced, and when does the bill come?

We price from a current Xactimate list, the same list most insurance carriers work from, so the numbers are familiar to your adjuster instead of a surprise. Where a claim is open we document the loss for your adjuster and copy you on everything. Invoices go out three to five business days after the work is finished, and payment is due within thirty days. GreenSky financing can spread the cost if that helps.
