Our water damage repair process in Birmingham, MI

Step 1. You call, a person picks up

Call at any hour and you get a person, not a recording. We ask what happened, where the water is showing and whether the source is still running, and we tell you what to do while the crew drives. Then we dispatch. About an hour is normal for a Birmingham address.

Step 2. A free walkthrough before anything happens

We look at the property with you first. The walkthrough is free and no paperwork is attached to it. Moisture meters show us where water has moved behind plaster, under flooring and into cavities. You will see what we found before a single tool comes out.

Step 3. Extraction first, then equipment

Standing water gets pulled out before anything else. Containment goes up when the job needs it. Every air mover, dehumidifier and HEPA scrubber is cleaned and decontaminated before we bring it inside. Materials that will not dry in place are removed, and you hear the reason before that happens.

Step 4. Readings taken every day

We measure drying rather than estimate it. A technician returns daily and takes moisture readings from the same points so the numbers show whether the structure is drying at the rate it should. Most buildings are dry inside two to four days. The equipment stays until the readings allow it to leave, and a working visit usually runs four to eight hours.

Step 5. Paperwork and your adjuster

Paperwork follows the drying. We bill Time and Materials against the IICRC S500 professional standards manual, priced from a current Xactimate list, so every line on the invoice traces to something. Invoices go out three to five business days after completion and are payable in thirty days. If a claim is open we give your adjuster the documentation they need and stay in that conversation.
