Why Us

Why Ferndale homeowners call us first for water damage cleanup

We get there in about an hour

Our phone is answered by a person at every hour of the day and night, all year. Nothing goes to a service and nothing waits for morning. Ferndale is close in for our trucks and about an hour is the usual arrival time. That first hour is worth more than any other. Water that is on the surface when you find it is in the wall cavity by the next day.

Free inspection, no obligation attached

We come out, look at the loss with you and charge nothing for it. You sign nothing to have us there. Moisture meters find the water behind the finish, because on a small house water reaches the whole floor plan quickly. We will not give you a final number in the driveway. Until the wall is open, nobody knows what is behind it.

We talk to the insurance company so you do not have to

With a claim open we document the loss for your carrier and answer what comes back, and you receive the same paperwork for your own file. We deal with the adjuster, the plumber and any other trade on the job. If someone tells you a preferred vendor is your only option, they are wrong. Hire us and we are contracted by you, so you are the one we answer to.

Local, and a long history in this work

This is a company running out of Rochester Hills, and Ferndale is a short trip rather than out of area. The founders spent their working lives in construction, contracting and cleaning before restoration. That is why we look at the framing, the subfloor and the insulation rather than only the carpet, and why we are straight with you about what has to be removed.

We know what is under a Ferndale floor

Most of Ferndale went up between the twenties and the sixties as bungalows and small ranches on tight lots, and almost all of them sit on full basements. A lot of those houses still have their original clay and cast iron drain lines, with old trees pushing roots into them. Older sections of this part of Oakland County also carry storm and sanitary flow in one pipe, so a heavy rain can push water back up through a basement floor drain.

We found out we had a water leak from our bathroom tub when we brought our newborn home this past winter. It unfortunately needed to be a complete restoration which my husband and I had never gone through before. We were paired with Michelle as our project manager/overseer during this. I have nothing but amazing...

Same story as at least one other reviewer. Our ice maker water line started leaking and created a bigger mess than we realized. Our plumber recommended Response Flood & Fire for mitigation, and they were out the very next day drying out our kitchen floor and basement ceiling. Austin and Clayton were both amazing to...

Wonderful experience during such a stressful time. They came out immediately, the employees were extremely polite and respectful, and kept me updated every step of the way. They also helped guide me through the insurance claims process which seemed overwhelming at first. I would definitely recommend.

I cannot say enough positive things about our experience with this company. We had significant flooding after a plumbing repair job went wildly wrong over the weekend. Ryan and Mike did an excellent job, start to finish, in remediating the damage. They were very responsive, professional, and definitely know their...

Our Process

Our water damage repair process in Ferndale, MI

Step 1. Call us and a person answers

At any hour of any day, a person picks up. We ask what happened, where you are seeing water and whether the source is still running, and we tell you what to do while the crew is driving. Then we dispatch. About an hour is normal to a Ferndale address.

Step 2. We walk the house with you, free

Before any work starts we go through the property together. There is no charge and nothing to sign. Moisture meters show how far the water has moved past what you can see. You will know the scope of the job before it begins.

Step 3. Water out first, equipment second

We extract standing water before anything else. We put up containment when the job calls for it. Air movers, dehumidifiers and HEPA scrubbers are all cleaned and decontaminated before they cross your threshold. Anything that will not dry in place gets removed, and we explain why first.

Step 4. Readings every day, not guesses

We measure the drying instead of estimating it. Someone returns each day and takes moisture readings from the same points, so the numbers show whether the structure is releasing water as it should. Most buildings dry in two to four days. Equipment stays until the readings say it can go, and a crew is usually on site four to eight hours per visit.

Step 5. Billing and your claim

Paperwork follows the drying. We charge Time and Materials measured against the IICRC S500 professional standards manual and price from a current Xactimate list, so every line has something behind it. We send the invoice three to five business days after we finish, and it is payable inside thirty days. If a claim is open we document it for the carrier and stay in touch with your adjuster. GreenSky financing is available.

Our restoration project took several months to complete. If you’re going through an insurance claim, be patient, as the process itself can take time. Dandre, who inspected the damage, prepared the estimate, and worked with our insurance company, was knowledgeable, professional, and very helpful throughout the process. Michelle, our project manager, was always responsive, caring, and worked hard to make sure everything was done right. The restoration work was completed by Leo and Augie, and they were outstanding. Leo replaced our tile, completed the plumbing work, repaired our closet organizer, and paid close attention to every detail. Augie did an excellent job painting. They were respectful, hardworking, and treated our home as if it were their own. Overall, although the process took time, the final result was excellent. Thank you, Dandre, Michelle, Leo, and Augie, for your professionalism, dedication, and quality work!

FAQs

Ferndale water damage, the questions we get asked

Questions we get from our customers' and our answers.

How fast do you get to a Ferndale house?

A person answers our phone at every hour of every day, and about an hour is our normal arrival time in Ferndale. Being close by helps. What matters most is that you call early, because water is still mostly on the surface in the first hour and inside the drywall and subfloor by the next morning. Call before you have worked out how bad it is.

Why does my Ferndale basement flood when it rains hard?

Older parts of this area carry storm runoff and sanitary flow in the same pipe. When a heavy rain sends more water into that pipe than it can move, the pressure looks for the lowest opening, and that is often a basement floor drain. Ferndale houses are also old enough that many still have original clay and cast iron drain lines with tree roots in them. Both problems tend to show up on the same night.

Water came up through the floor drain in my Ferndale basement. Can it just be dried?

Not on its own. Water from a sewer backup is contaminated, so porous materials that soaked it up normally have to be removed rather than dried, and the area is contained and treated before drying starts. Our equipment is cleaned and decontaminated before it goes into any home, which counts for more on a job like this. We tell you what is coming out and why before we begin.

Do you deal with insurance directly on a Ferndale claim?

Yes. Where a claim is open we document the loss for the carrier, photos, moisture readings and scope notes, and you get the same paperwork for your records. We also speak with your adjuster and any plumber or trade working the property, so information moves without you in the middle of it. Filing the claim is your part, because the policy is in your name.

Do you work on Ferndale rentals, flats and small shops?

Yes, all three. Upper and lower flats, rental duplexes and small commercial spaces are ordinary work for us and a good part of the city is exactly that. With a rental we usually speak to both the tenant and the owner, and the invoice follows whoever hired us. Tell us on the call who owns the building and who will meet us, and we will handle it from there.
