Why Us

Why Oakland Township homeowners call us first for water damage cleanup

We get out to you in about an hour

Somebody answers our phone every hour of every day, and it is a person rather than a service taking a message. As soon as we have the address a crew is on the road. Around an hour is what it takes to reach an Oakland Township property, and a long private drive or a house set well back from the road does not change that. We come to you the same way we would go anywhere else.

The inspection costs nothing and commits you to nothing

We look at the damage with you free of charge, and there is no form to sign before we do. Moisture meters show where the water has actually gone, which on a large house is usually two rooms further than anyone expects. We will not put a final price on the job at your front door. Until the wall is open that number is invented, and we would rather be honest than quick.

We deal with the adjuster so you do not have to

If a claim is open we document the loss for your insurance company with photos, moisture readings and scope notes, and you get the same file so you can read every line yourself. Your adjuster, your plumber and anyone else on the job speaks to us. Should a claims specialist tell you the carrier requires their own vendor, that is not the case. You are the one who hires us and you are the one we answer to.

A company from just down the road

We are based in Rochester Hills, which shares a border with the township. This is close to home for us rather than a distant call. The founders of the business came out of construction, contracting and cleaning, so a wet property gets read as a structure. We look past the stain on the ceiling to the framing and subfloor above it and say plainly what has to come out.

We know how properties out here are put together

Oakland Township is one of the older townships in the state and it still looks it. Large houses on acreage sit near farmhouses that have stood for well over a century, on wooded, rolling ground. Many properties run on a private well and a septic system rather than municipal service, so there is no curb stop to shut off and the failure often sits inside a mechanical room. Big finished lower levels and walkouts on the low side of a slope make a leak expensive quickly.

We found out we had a water leak from our bathroom tub when we brought our newborn home this past winter. It unfortunately needed to be a complete restoration which my husband and I had never gone through before. We were paired with Michelle as our project manager/overseer during this. I have nothing but amazing...

Same story as at least one other reviewer. Our ice maker water line started leaking and created a bigger mess than we realized. Our plumber recommended Response Flood & Fire for mitigation, and they were out the very next day drying out our kitchen floor and basement ceiling. Austin and Clayton were both amazing to...

Wonderful experience during such a stressful time. They came out immediately, the employees were extremely polite and respectful, and kept me updated every step of the way. They also helped guide me through the insurance claims process which seemed overwhelming at first. I would definitely recommend.

They responded FAST and had dryers going for the floor in our kitchen and basement. Austin was our Mitigation Project Manager, he and everyone on his...

I cannot say enough positive things about our experience with this company. We had significant flooding after a plumbing repair job went wildly wrong over the weekend. Our Process

Our water damage repair process in Oakland Township, MI

Step 1. Someone answers the phone at any hour

Call and a person will pick up, whatever time it happens to be. We ask what has failed, where the water is showing and whether it is still running, and we talk you through what to do until the truck arrives. Then a crew leaves. An hour is the ordinary run out to the township.

Step 2. The free walkthrough comes first

Nothing gets touched until we have been through the property with you. That walkthrough costs nothing and carries no obligation. Meters find the water that has moved into wall cavities, under flooring and along joists into rooms that still look untouched. You watch us take the readings, so the scope is not a surprise later.

Step 3. We pull the water and set the drying equipment

Standing water is extracted before anything else happens. We put up containment where the layout calls for it, and every air mover, dehumidifier and scrubber is cleaned and decontaminated before it comes into the house. Material that will not dry in place is removed, and we go through the reasons with you first rather than afterwards.

Step 4. We check the numbers daily

Every day of the job we come back and meter the same marked spots, and we write down what we get. Those figures show whether the structure is releasing water at the rate it should. Two to four days is normal for most buildings. Equipment leaves when the readings say it can, and a crew is on site four to eight hours or more on a working day.

Step 5. Paperwork and the insurance side

Once the drying is confirmed we close the job out on paper. Charges are time and materials against the IICRC S500 standards manual, priced from a current Xactimate list so every line has a source behind it. Invoices are issued three to five business days after completion and payment is due in thirty days. With an open claim we document everything the carrier needs. GreenSky financing is available if the timing is awkward.

Our restoration project took several months to complete. If you’re going through an insurance claim, be patient, as the process itself can take time. Dandre, who inspected the damage, prepared the estimate, and worked with our insurance company, was knowledgeable, professional, and very helpful throughout the process. Michelle, our project manager, was always responsive, caring, and worked hard to make sure everything was done right. The restoration work was completed by Leo and Augie, and they were outstanding. Leo replaced our tile, completed the plumbing work, repaired our closet organizer, and paid close attention to every detail. Augie did an excellent job painting. They were respectful, hardworking, and treated our home as if it were their own. Overall, although the process took time, the final result was excellent. Thank you, Dandre, Michelle, Leo, and Augie, for your professionalism, dedication, and quality work!

FAQs

Questions we hear from Oakland Township property owners

Questions we get from our customers' and our answers.

Can you reach a property in Oakland Township quickly, even out on acreage?

Yes. About an hour is our usual arrival time here and a rural address does not add to it, because the township borders the area our office sits in. There is a person on the line at every hour of the day and night, holidays included. Shut off the water supply if you can safely reach the valve while we travel, and take photographs of the damage before anything is moved.

My Oakland Township home is on a private well. Does that complicate a water loss?

It changes where the shutoff is and what caused the problem more than it changes the drying. With no municipal connection there is no curb stop outside, so the isolating valve is usually in the mechanical room, and a pressure tank or a failed fitting is often what let go. We will help you find and close it when we arrive. Once the water stops, the drying process is the same as anywhere else.

We have a large finished walkout basement in Oakland Township. How bad does that get?

It is the most expensive room in the house to get wet, which is why we start there. Water settles at the lowest point of a sloped lot, so a walkout takes the volume from anything that fails upstairs as well as from anything below grade. Carpet, pad, drywall and insulation each hold water differently, and the meters decide which of them dry in place and which have to be cut out.

How long will the drying take at an Oakland Township property?

Most structures reach dry within two to four days, and a big house with a large affected area will sit at the longer end of that. We return every day, take readings at the same points and log them, so you are following a recorded trend rather than taking our word for it. The equipment comes out only when those numbers confirm the structure is dry, not when the days run out.

Should I wait for the adjuster before you begin in Oakland Township?

No, and waiting usually costs you. Beginning mitigation promptly is the property owner's responsibility, and every hour the water sits it moves further into framing and insulation. Photograph everything first, then let the work start. If you are told the carrier requires one of their preferred vendors, that is not true. Once you hire us we are contracted by you, and we document the loss for the carrier on an open claim.
