Why Us

Why Westland homeowners call us first for water damage cleanup

We arrive in about an hour

Our phone is answered by a person at any hour, every day of the year, with nobody taking a message for the morning. Westland is a short, flat run for our crews, so an hour is the usual wait. That hour is the one worth having. Much of this city sits low, Tonquish Creek winds through the middle of it, and a basement here can take on a great deal more water in the time it takes to decide whether the problem is serious.

The inspection costs nothing and you sign nothing

We walk the property with you for free, with no obligation and no form to put your name on. Moisture meters show where the water actually went, and in Westland that depends on what you are standing over. A house with a full basement hides its water below you. A slab or crawl space house pushes it sideways across the floor plan instead. We read the building before we say anything about scope, and we do not price a job from the driveway.

Local, and thirty years of it

We work out of Rochester Hills, thirty years into this trade in these communities. Westland is not an out-of-town job to us. Our founders came up through construction, contracting and cleaning, which counts for a lot in a city with this much variety in it. A wartime defense worker house, a 1960s ranch and a two story apartment block each take on water differently, and none of the three should be dried the same way.

We deal with your insurance carrier

Where a claim is open, we document the loss for your carrier and deal with their questions, and you get the same paperwork so you can read every line of it. We talk to the adjuster, the plumber and anyone else involved, so you are not relaying messages between them. If somebody on the claims side tells you a preferred vendor is required, that is not true. Landlords and tenants both call us in Westland, and we are glad to explain to either one what the structural side of the work covers.

We found out we had a water leak from our bathroom tub when we brought our newborn home this past winter. It unfortunately needed to be a complete restoration which my husband and I had never gone through before. We were paired with Michelle as our project manager/overseer during this. I have nothing but amazing...

Same story as at least one other reviewer. Our ice maker water line started leaking and created a bigger mess than we realized. Our plumber recommended Response Flood & Fire for mitigation, and they were out the very next day drying out our kitchen floor and basement ceiling. Austin and Clayton were both amazing to...

Wonderful experience during such a stressful time. They came out immediately, the employees were extremely polite and respectful, and kept me updated every step of the way. They also helped guide me through the insurance claims process which seemed overwhelming at first. I would definitely recommend.

I cannot say enough positive things about our experience with this company. We had significant flooding after a plumbing repair job went wildly wrong over the weekend. Ryan and Mike did an excellent job, start to finish, in remediating the damage. They were very responsive, professional, and definitely know their...

Our Process

Our water damage repair process in Westland, MI

Step 1. A person answers your call

Call us at any hour and someone real picks up. We ask what has happened, where the water is entering and whether it has stopped. If a supply line let go, we tell you where to look for the shutoff. If it came up through a floor drain, we tell you to stay out of it until we get there. Then we dispatch, and the run to Westland is usually about an hour.

Step 2. The free walkthrough

At the property we walk it with you before anything else, at no cost and with nothing to sign. We meter walls, floors and the base of any framing we can reach, then show you the readings ourselves. On a crawl space house we get underneath, because that is where the answer lives. You know the scope before the work begins.

Step 3. Extraction and setup

Standing water comes out first with pumps and extractors. We build containment where the layout calls for it, and every air mover, dehumidifier and HEPA scrubber is cleaned and decontaminated before it enters the building. Where the water came from a sewer backup, the material it touched is treated as contaminated and comes out rather than being dried in place. We explain each removal before it happens.

Step 4. Daily numbers and the invoice

Drying is checked, not assumed. We return every day and read moisture from the same marked points, and those readings tell us whether the structure is releasing water at the rate it should. Most buildings are dry inside two to four days, and the equipment stays until the numbers agree. Charges are time and materials under the IICRC S500 standards manual, priced from a current Xactimate list. The invoice follows three to five business days after completion and is due in thirty. GreenSky financing is available if that helps.

Our restoration project took several months to complete. If you’re going through an insurance claim, be patient, as the process itself can take time. Dandre, who inspected the damage, prepared the estimate, and worked with our insurance company, was knowledgeable, professional, and very helpful throughout the process. Michelle, our project manager, was always responsive, caring, and worked hard to make sure everything was done right. The restoration work was completed by Leo and Augie, and they were outstanding. Leo replaced our tile, completed the plumbing work, repaired our closet organizer, and paid close attention to every detail. Augie did an excellent job painting. They were respectful, hardworking, and treated our home as if it were their own. Overall, although the process took time, the final result was excellent. Thank you, Dandre, Michelle, Leo, and Augie, for your professionalism, dedication, and quality work!

FAQs

Water damage questions from Westland homeowners and landlords

Questions we get from our customers' and our answers.

How fast can you reach a Westland address when a basement is filling?

Our usual arrival in Westland is about an hour, and a person answers the phone whatever time you call. Do not wait to see whether it stops on its own. Water on a basement floor at ten at night is water in the drywall and the studs by morning, and the difference between those two jobs is days of drying and a larger claim. Call while it is still on the floor.

Our Westland home is one of the Norwayne houses with no basement. Does that change the work?

It changes where the water goes. Those houses went up as wartime housing for defense plant workers and were built without basements, so a leak has nothing below it to fall into. It spreads out across the living space instead, into flooring, baseboard and the framing at the bottom of the walls. We meter and dry from underneath and at floor level rather than treating it as a below grade loss.

Water came up through the floor drain in our Westland basement. Is that something you handle?

Yes, and we treat it as contaminated rather than as clean water. A drain backup carries whatever was in the sewer line with it, so porous material it touched comes out instead of being dried in place. The city itself tells residents to consider a backflow valve and a battery backup on the sump, and that advice is sound. We clean, disinfect and dry the structure, then document all of it for your claim.

How long will drying take in a Westland house, and how do you decide it is done?

Two to four days is the usual span, longer if the loss was large or sat unnoticed while nobody was home. We come back daily and take readings from the same marked spots so one day can be compared against the next. Those readings end the job. The equipment keeps running until the structure reads dry, even when the room already looks and smells fine to everyone standing in it.

Will you deal with our insurance company for a Westland water loss?

We will. The documentation and the pricing go to your carrier, and a copy comes to you so you see the same detail the adjuster sees. Filing the claim is your part, because the policy is yours. After that we speak to the adjuster ourselves. Pricing is time and materials under the IICRC S500 manual from a current Xactimate list, invoiced three to five business days after we finish and due in thirty.
