Why Us

Why Bloomfield Hills homeowners call us first for water damage cleanup

On site in roughly an hour

Our phone is answered by a person at every hour of every day, all year. There is no answering service between us and you. Bloomfield Hills is close to our base and about an hour is the usual time from your call to a truck in the drive. On a large house that hour counts double, because water can run a long way through a building before anyone notices it.

Free inspection, no obligation, no signature

We come out and assess the loss with you at no cost, and nothing is signed to make that happen. Moisture meters find the water that is out of sight, which on a big property is most of it. We do not quote a final figure at the door. Until the wall is open, nobody knows what is behind it, and we would rather tell you that than invent a number.

We take the insurance conversation off your plate

Where a claim is open we document the loss for your carrier with photos, moisture readings and scope notes, and you receive the same file. We deal with your adjuster, your plumber and any other trade on the property. If someone tells you the carrier's preferred vendor is your only choice, that is not correct. Hire us and we are contracted by you, which means our obligation runs to you.

Local, and long established

We work out of Rochester Hills, and Bloomfield Hills is a short run rather than an out-of-area job. The founders came out of construction, contracting and cleaning. That is why we read what the water has done to framing, subfloor and insulation instead of only what is visible, and why we are blunt about what has to be taken out.

We know how water moves through houses like these

Bloomfield Hills is estate property on wooded, rolling lots, much of it mid century and much of it large. Big houses hide water. A failure on an upper floor can travel through two levels of framing before anything shows on a ceiling, and lower levels here are usually finished living space rather than storage. Add long private drives, lake frontage on several sides of the city and grade that pushes water toward the house, and the loss is rarely where the homeowner first found it.

We found out we had a water leak from our bathroom tub when we brought our newborn home this past winter. It unfortunately needed to be a complete restoration which my husband and I had never gone through before. We were paired with Michelle as our project manager/overseer during this. I have nothing but amazing...

Same story as at least one other reviewer. Our ice maker water line started leaking and created a bigger mess than we realized. Our plumber recommended Response Flood & Fire for mitigation, and they were out the very next day drying out our kitchen floor and basement ceiling. Austin and Clayton were both amazing to...

The water line to our ice maker burst and caused a huge mess. Once the plumber discovered where the leak was, he recommended Response Flood & Fire for mitigation. They responded FAST and had dryers going for the floor in our kitchen and basement. Austin was our Mitigation Project Manager, he and everyone on his...

I cannot say enough positive things about our experience with this company. We had significant flooding after a plumbing repair job went wildly wrong over the weekend. Ryan and Mike did an excellent job, start to finish, in remediating the damage. They were very responsive, professional, and definitely know their...

Our Process

Our water damage repair process in Bloomfield Hills, MI

Step 1. Call us and a person answers

Any hour, any day, a person picks up the phone. We ask what failed, where you are seeing water and whether it is still running, and we tell you what to do while we are on the way. Then we dispatch a crew. Around an hour is the normal arrival time here.

Step 2. A free walk of the property with you

We look at the whole property with you before anything starts. There is no charge and no paperwork attached. Moisture meters tell us how far the water has moved through the structure, level by level. You will see the findings before we bring in a tool.

Step 3. Extraction, then containment and equipment

Standing water is removed first. We build containment where the job requires it. Every air mover, dehumidifier and HEPA scrubber is cleaned and decontaminated before it comes into the house. Anything that will not dry in place is taken out, and we explain the reason first.

Step 4. Moisture readings taken daily

We measure the drying instead of guessing at it. A technician returns every day and takes readings at the same points, so the numbers show whether the building is releasing water as it should. Two to four days is typical for a structure. Equipment stays until the readings say it can go, and a crew is generally on site four to eight hours per visit.

Step 5. Invoice, and the claim

Once the drying is complete, the paperwork follows. We bill Time and Materials measured against the IICRC S500 professional standards manual and price from a current Xactimate list, so every line has a basis. The invoice reaches you three to five business days after the job closes, with thirty days to pay it. Where a claim is open we document everything the carrier needs and stay in touch with the adjuster. GreenSky financing is there if it helps.

Our restoration project took several months to complete. If you’re going through an insurance claim, be patient, as the process itself can take time. Dandre, who inspected the damage, prepared the estimate, and worked with our insurance company, was knowledgeable, professional, and very helpful throughout the process. Michelle, our project manager, was always responsive, caring, and worked hard to make sure everything was done right. The restoration work was completed by Leo and Augie, and they were outstanding. Leo replaced our tile, completed the plumbing work, repaired our closet organizer, and paid close attention to every detail. Augie did an excellent job painting. They were respectful, hardworking, and treated our home as if it were their own. Overall, although the process took time, the final result was excellent. Thank you, Dandre, Michelle, Leo, and Augie, for your professionalism, dedication, and quality work!

FAQs

Bloomfield Hills water damage questions, answered plainly

Questions we get from our customers' and our answers.

How long before a crew reaches my Bloomfield Hills home?

About an hour is our usual arrival time here, and a person answers the phone at every hour of every day to start it. If your house sits well back from the road or shares a private drive, tell us on the call and we will find the door faster. Water keeps spreading while you wait, so it is worth calling before you have worked out how bad it is.

Water came through an upstairs ceiling in my Bloomfield Hills house. How far does it usually go?

Further than people expect. On a large house water follows framing, plumbing chases and stairwells, and it can pass two levels before anything stains a ceiling. We meter each level rather than treating the visible spot as the whole loss. That is also why the inspection is free, because we would rather find the full extent than guess at it.

Our lower level is finished. What does that mean for a Bloomfield Hills water loss?

It means a bigger job than the same water in an unfinished basement. Finished lower levels hold carpet, drywall, cabinetry and often a second kitchen or mechanical equipment. We meter each material to see what is genuinely wet and how far it wicked. Some of it dries in place. Drywall that pulled water up behind trim usually has to be opened so the cavity can dry properly.

Do you deal with my insurance company on a Bloomfield Hills claim?

Yes. Where a claim is open we document the loss for your carrier with photos, moisture readings and scope notes, and we send you the same file. We speak with your adjuster and with any plumber or other trade working the property. Filing the claim itself is down to you, since the policy is yours, but the rest of the back and forth we carry.

How is a Bloomfield Hills water damage job priced?

We bill Time and Materials against the IICRC S500 professional standards manual, priced from a current Xactimate list. The invoice reflects hours worked, equipment run and materials used rather than a number agreed before anyone looked at the damage. Most structures dry in two to four days, so scope drives the total. We send the invoice three to five business days after the work closes out, and payment is due within thirty days.
