Why Us

Why Southfield homeowners call us first for water damage cleanup

Our crew reaches you in about an hour

Call at any hour of any day and a person here answers. There is no answering service between us and you, and nothing is held over until morning. Southfield sits on a straight run from our base, and about an hour is the normal arrival. A loss that is an hour old is a much smaller job than the same loss found the next morning.

Nothing to pay and nothing to sign for the inspection

The walkthrough is free and there is no agreement attached to it. We use moisture meters to trace where the water has gone, because in a building the visible wet area is almost never the whole of it. We will not put a final number on the job at the door. The scope only becomes real once material is opened up, and any exact figure before that is a guess.

We work directly with your insurance carrier

We document the loss for the carrier, photos, moisture readings and scope notes, and you get the same paperwork so both copies match. Adjusters, plumbers and other trades on the job all deal with us rather than through you. If anyone from a claims department tells you their preferred vendor is required, it is not. The moment you hire us, we are under contract to you and we work to your interest.

Based nearby, and long in this trade

We work out of Rochester Hills, and Southfield is inside our normal service area rather than an outlying job. The founders spent their working lives in construction, contracting and cleaning. It shows in how we assess a property. We read what the water has done to framing, subfloor, ceiling assemblies and insulation, and we say plainly what has to be removed.

Southfield buildings, and what water does to them

Southfield carries an unusual mix. Brick ranches, split-levels and colonials from the 1950s through the 1970s fill the residential streets, and a large concentration of office buildings, apartments and condominiums lines the main corridors. Each behaves differently in a loss. A house sends water down into a basement, while an office floor or a stacked condominium sends it sideways and then down through ceilings into units and suites the original leak never touched.

We found out we had a water leak from our bathroom tub when we brought our newborn home this past winter. It unfortunately needed to be a complete restoration which my husband and I had never gone through before. We were paired with Michelle as our project manager/overseer during this. I have nothing but amazing...

Same story as at least one other reviewer. Our ice maker water line started leaking and created a bigger mess than we realized. Our plumber recommended Response Flood & Fire for mitigation, and they were out the very next day drying out our kitchen floor and basement ceiling. Austin and Clayton were both amazing to...

Wonderful experience during such a stressful time. They came out immediately, the employees were extremely polite and respectful, and kept me updated every step of the way. They also helped guide me through the insurance claims process which seemed overwhelming at first. I would definitely recommend.

I cannot say enough positive things about our experience with this company. We had significant flooding after a plumbing repair job went wildly wrong over the weekend. Ryan and Mike did an excellent job, start to finish, in remediating the damage. They were very responsive, professional, and definitely know their...

Our Process

Our water damage repair process in Southfield, MI

Step 1. A person takes your call

Whatever time it is, a person answers here. We ask what has happened, where the water is appearing and whether it has been shut off, and we tell you what to do until the crew reaches you. Then we send them. Southfield addresses are usually about an hour away.

Step 2. We inspect the property with you for free

The visit starts with a walkthrough alongside you, at no cost and with nothing to sign. Meters follow the moisture into cavities, ceiling voids and under flooring. You see what we find before anyone starts working, so the scope is understood from the beginning.

Step 3. We remove the water and set up drying

Extraction happens first. Containment goes in where a job needs it, which matters in buildings where other units or suites are still occupied. Air movers, dehumidifiers and HEPA scrubbers are cleaned and decontaminated before they come through the door. Material that will not dry in place is removed, with the reason given first.

Step 4. We check moisture daily

Drying is measured rather than assumed. A technician returns every day and takes readings at the same points, and those numbers tell us how the structure is responding. Two to four days is normal for a building to dry. Crews work four to eight hours or more per visit, and equipment stays until the meters justify pulling it.

Step 5. Paperwork and the carrier

Once the readings clear, the paperwork follows. We bill time and materials against the IICRC S500 standards manual, priced from a current Xactimate list, so every line has a basis. Invoices go out three to five business days after completion and are due in thirty days. Where a claim exists we give your adjuster the documentation they need and stay in that conversation.

Our restoration project took several months to complete. If you’re going through an insurance claim, be patient, as the process itself can take time. Dandre, who inspected the damage, prepared the estimate, and worked with our insurance company, was knowledgeable, professional, and very helpful throughout the process. Michelle, our project manager, was always responsive, caring, and worked hard to make sure everything was done right. The restoration work was completed by Leo and Augie, and they were outstanding. Leo replaced our tile, completed the plumbing work, repaired our closet organizer, and paid close attention to every detail. Augie did an excellent job painting. They were respectful, hardworking, and treated our home as if it were their own. Overall, although the process took time, the final result was excellent. Thank you, Dandre, Michelle, Leo, and Augie, for your professionalism, dedication, and quality work!

FAQs

Water damage questions from Southfield homeowners and building owners

Questions we get from our customers' and our answers.

How soon can you be at a Southfield property?

About an hour is the usual arrival time in Southfield, and our phone is answered by a person at every hour of the day and night, every day of the year. Time is the variable that decides how large the job becomes. Water that is still standing can be extracted. Water that has been travelling through a floor assembly since last night has to be dried out of the structure instead.

Do you handle commercial water damage in Southfield, not just houses?

We do. Southfield has a large amount of office, retail, apartment and condominium space alongside its residential streets, and losses in those buildings behave differently. Water on an upper floor travels along the deck and drops through ceilings into spaces the leak never touched. We build containment so unaffected areas stay usable, and we sequence the drying to keep as much of the building running as we can.

A pipe leaked upstairs in my Southfield home. How far does that water actually go?

Further than it looks. Water runs along joists and inside wall cavities before it shows itself, so the stain on a ceiling is usually the low point rather than the source. We meter the whole path to find where it stopped, including insulation, which holds water and dries slowly. That is why the inspection matters, and why we will not price a job before it is done.

Will you work with my insurance company on a Southfield loss?

Yes. When a claim is open we document the loss for the carrier, with photos, moisture readings and scope notes, and you receive the identical paperwork. We speak with the adjuster and with any plumber or contractor working on the property so the information moves without you in the middle. You file the claim, because it is your policy, and we handle what comes after that with you.

How long will drying take in a Southfield building?

A building normally takes two to four days to reach dry. Larger losses, or ones that sat for a while before being found, run longer. We take moisture readings from the same locations every day, which is how we know the structure is genuinely releasing water rather than just feeling dry to the touch. The equipment stays in place until those readings say it can come out.
