Why Us

Why Mount Clemens homeowners call us first for water damage cleanup

We are at your door in about an hour

Our line is answered by a person every hour of every day, weekends and holidays included. There is no answering service standing between you and a crew, and no message held until morning. Mount Clemens sits near the middle of the ground we cover, so it is one of the quicker runs we make. About an hour from your call is the normal arrival.

The walkthrough is free and nothing gets signed

We come out, look at the damage with you, and charge nothing for it. Moisture meters tell us where the water actually travelled, which is rarely the area you can see. We will not stand in your driveway and hand you a final figure. Nobody can honestly price a wall cavity before it is opened, and a number given that early is a guess dressed up as a quote.

We talk to your insurance company for you

Where a claim is open we document the loss for your carrier with photos, moisture readings and scope notes, and you get a copy of the same file so nothing is hidden from you. We speak with your adjuster, your plumber and any other trade on the job. If someone tells you the claim requires one of their preferred vendors, that is not so. You hire us, and we are contracted by you.

Local, and long practised at this work

This is a business run out of Rochester Hills, close enough that a Mount Clemens address is an ordinary day for us rather than a trip. Our founders came up through construction, contracting and cleaning before starting the company. That history is why we read a loss the way a builder does. We can see what the water has done to framing and subfloor, not only what it has done to the paint.

We understand what is behind the walls here

Mount Clemens is an old county seat, and its buildings show it. Frame houses from the late eighteen hundreds sit a few streets from post war bungalows and brick two story homes, and downtown holds masonry commercial blocks with deep basements underneath them. Plaster over lath, stone and block foundations and layered flooring all hold water differently to modern framing. We meter through those materials instead of judging by how a room looks.

We found out we had a water leak from our bathroom tub when we brought our newborn home this past winter. It unfortunately needed to be a complete restoration which my husband and I had never gone through before. We were paired with Michelle as our project manager/overseer during this. I have nothing but amazing...

I cannot say enough positive things about our experience with this company. We had significant flooding after a plumbing repair job went wildly wrong over the weekend. Our Process

Our water damage repair process in Mount Clemens, MI

Step 1. You call and someone real picks up

Ring us at any hour and a person will be on the other end. We ask what failed, where the water is showing and whether it is still running, then tell you what to do while we travel. A crew leaves straight away. Around an hour later we are usually in Mount Clemens at your address.

Step 2. We walk the property with you at no cost

Before any tool comes off the truck we go through the building together. The walkthrough is free and there is nothing to sign for it. Meters show us how far the water has spread behind cabinets, under flooring and up into wall cavities. You see the readings we see, so the scope is clear to you from the start.

Step 3. The water comes out and the equipment goes in

Standing water is extracted first, because nothing dries while it is still sitting there. We build containment where the job needs it. Every air mover, dehumidifier and HEPA scrubber is cleaned and decontaminated before it enters your building. Anything that will not dry in place gets removed, and we explain the reason before it goes.

Step 4. We read the moisture every day

Drying is measured, not estimated. We return each day and take readings from the same marked points, and those numbers show whether the structure is releasing water at the pace it should. Most buildings reach dry in two to four days. Equipment stays until the readings say otherwise, and a crew is on site four to eight hours or more on a working visit.

Step 5. The invoice and your claim

Once the readings clear, the paperwork starts. We bill time and materials against the IICRC S500 standards manual and price from a current Xactimate list, so every line traces back to something. Invoices go out three to five business days after we finish and payment is due in thirty days. With a claim open we document everything your carrier needs and stay in touch with the adjuster. GreenSky financing is there if the timing is hard.

Our restoration project took several months to complete. If you’re going through an insurance claim, be patient, as the process itself can take time. Dandre, who inspected the damage, prepared the estimate, and worked with our insurance company, was knowledgeable, professional, and very helpful throughout the process. Michelle, our project manager, was always responsive, caring, and worked hard to make sure everything was done right. The restoration work was completed by Leo and Augie, and they were outstanding. Leo replaced our tile, completed the plumbing work, repaired our closet organizer, and paid close attention to every detail. Augie did an excellent job painting. They were respectful, hardworking, and treated our home as if it were their own. Overall, although the process took time, the final result was excellent. Thank you, Dandre, Michelle, Leo, and Augie, for your professionalism, dedication, and quality work!

FAQs

Questions we hear around Mount Clemens

Questions we get from our customers' and our answers.

How quickly does a crew reach a Mount Clemens address?

About an hour is our usual arrival time here, and the phone is answered every hour of every day of the year. Mount Clemens is central to the area we cover, which keeps that run short. While we are travelling, shut the water off at the valve if you can reach it safely, and keep out of any room where water is near an outlet or an electrical panel. Take photographs before anything is moved, because that record helps later.

Our Mount Clemens house is old. Does that change how you dry it?

It changes the pace more than the method. Plaster over lath, stone or block foundation walls and several layers of old flooring all give up water more slowly than modern drywall and framing. We meter through those assemblies rather than trust what the surface looks like, and we open the smallest area the readings will allow. Older buildings often sit at the longer end of the two to four day window, which is normal rather than a problem.

Why do so many Mount Clemens water losses start below grade?

Almost every property here has a basement, and much of the plumbing serving those basements has been in place for decades. Supply lines, waste stacks and shutoff valves all age, and old fittings eventually let go. The ground around the city is flat and heavy, so water that gets in has nowhere quick to drain. Add a finished basement full of drywall, carpet and stored belongings and a small failure turns into a real job.

Can you work in a downtown Mount Clemens building without closing it?

Often yes. We ask first what has to stay open, then set the containment around that answer. Sealing off the wet section lets drying run in one part of a building while the rest keeps trading. It is not always workable, particularly with a large loss or with contaminated water involved, and if that is the case we will say so plainly instead of promising something we cannot deliver.

Should I wait for my adjuster before you start work in Mount Clemens?

No. Starting mitigation as soon as possible is the property owner's responsibility, and every hour of waiting lets water move further into the structure. Photograph the damage first, then let the drying begin. If a claims specialist tells you that you must use one of their preferred vendors, that is not correct, and when you hire us we are contracted by you. Carriers do sometimes short pay a first submission, and that is usually sorted out.
