Why White Lake homeowners call us first for water damage cleanup
A person answers, and we are there in about an hour
Our phone is answered by a person at any hour of any day, 365 days a year. Nothing gets taken as a message for the morning. From Rochester Hills, White Lake is a straight run out M-59, and about an hour is the normal wait. Speed counts here because so many houses sit low and close to one of the township's twenty-odd lakes, where the ground outside is already holding water before any of it gets inside.
The inspection costs nothing and there is nothing to sign
We walk the property with you at no charge, and no form comes out of the truck. Moisture meters show us where the water actually traveled, which in a lake house is rarely the room you found it in. What we will not do is name a final price standing in your driveway. A crawl space under a converted cottage keeps its damage hidden until we are down there with a light, and a figure given before that is a guess.
Local, and thirty years at this
The company works out of Rochester Hills, thirty years old now, and White Lake is a neighboring community rather than an out-of-town job. The people who started it came out of construction, contracting and cleaning. That shows on the older homes here, where a cottage has been added onto twice and the floor framing underneath is a patchwork. We read what the water has done to that framing, not only what shows on the surface.
We document your claim for your insurance company
Where a claim is open, the documentation goes to your carrier, photos, moisture readings and scope notes, and you get the same paperwork so every line stays visible. We talk to the adjuster, to your well and septic contractor and to anyone else on the property, so you are not carrying messages between trades. Filing the claim is yours to do, because the policy is yours. Everything after that we handle beside you.

We found out we had a water leak from our bathroom tub when we brought our newborn home this past winter. It unfortunately needed to be a complete restoration which my husband and I had never gone through before. We were paired with Michelle as our project manager/overseer during this. I have nothing but amazing...

Our water damage repair process in White Lake, MI
Step 1. You call and a person picks up
Ring us at any hour and you get a person, not a recording. We ask where the water is coming from, whether it is still running, and whether the power is safe to leave on. If the house is on a well, we ask about the pump. Then we dispatch, and an hour is the usual run out to White Lake.
Step 2. We walk the property with you at no charge
Before any tool comes out, we go through the house with you. The walkthrough is free and nothing gets signed for it. Meters tell us where the water went under the floor and behind the walls, and we show you the readings as we take them. In a crawl space we go in and look, because that is where the answer usually sits.
Step 3. Water comes out and drying equipment goes in
Standing water is extracted first. We set containment where the job calls for it, and every air mover, dehumidifier and HEPA scrubber is cleaned and decontaminated before it comes through the door. Anything that will not dry in place is removed, and we explain what and why before it moves. Wet insulation under a lake house is usually first on that list.
Step 4. We take readings every day until the numbers say dry
Drying gets measured, not guessed. We come back daily and take moisture readings from the same points, so today can be compared against yesterday. Two to four days is the normal range for a structure to reach dry. The equipment stays until the readings let it leave, and then the paperwork follows: time and materials under the IICRC S500 manual, priced from a current Xactimate list, invoiced three to five business days after completion and due in thirty. GreenSky financing is there if the timing is hard.

“Our restoration project took several months to complete. If you’re going through an insurance claim, be patient, as the process itself can take time. Dandre, who inspected the damage, prepared the estimate, and worked with our insurance company, was knowledgeable, professional, and very helpful throughout the process. Michelle, our project manager, was always responsive, caring, and worked hard to make sure everything was done right. The restoration work was completed by Leo and Augie, and they were outstanding. Leo replaced our tile, completed the plumbing work, repaired our closet organizer, and paid close attention to every detail. Augie did an excellent job painting. They were respectful, hardworking, and treated our home as if it were their own. Overall, although the process took time, the final result was excellent. Thank you, Dandre, Michelle, Leo, and Augie, for your professionalism, dedication, and quality work!”

Water damage questions we hear from White Lake homeowners
Questions we get from our customers' and our answers.
How quickly can you reach a White Lake address?
About an hour is our normal arrival across the township, and a person answers our phone at every hour of every day. Call as soon as you find water, even if it looks minor. In the first hour it is mostly sitting on the surface. By the next morning it has moved into subfloor, wall cavities and insulation, and on a lake lot the wet ground outside gives the house no help at all.
Why do White Lake crawl spaces take the worst of it?
A good number of homes here started as lake cottages between the 1920s and the 1960s, and they sit on crawl spaces rather than full basements. The clearance is low, the vapor barrier is often torn or missing, and the seasonal water table under this township rises close to the underside of the floor. Water that gets in there has nowhere to drain and nothing pulling it back out.
Our White Lake house is on a well and septic. Does that change the job?
It changes what we check first. A septic system that has surcharged puts contaminated water into the house, and that is a different category of loss with different handling. If the power is out, the well pump is out with it, so there is no clean water on site until it comes back. We look at both before we start pulling water, and we work around whoever is servicing them.
How long does drying take in a White Lake home, and how will we know it is finished?
Two to four days is the usual window, longer for a large loss or one that sat undiscovered. We return each day and take moisture readings from the same locations, so the numbers can be compared honestly against the day before. Those readings decide when equipment leaves, not the calendar and not how a room looks. A damp crawl space will hold the numbers up until it is dealt with.
How is a White Lake water damage job priced and billed?
We charge time and materials under the IICRC S500 professional standards manual, priced from a recent Xactimate list, which is what most carriers work from. The invoice reflects hours worked, equipment run and materials used, not a number picked before anyone opened a wall. Where a claim is open we document the loss for your carrier. Invoices go out three to five business days after completion, payment is due in thirty, and GreenSky financing is available.
