Why Us

Why Oak Park homeowners call us first for water damage cleanup

A person answers and a crew is at the curb in about an hour

Our phone is picked up by a person at any hour of the day or night, every day of the year. Nothing waits for the morning. Oak Park is five square miles of tight street grid a short run south of Rochester Hills, and an hour is the normal arrival. That hour matters here, because when the rain is heavy enough to back up one street it is usually backing up the next one too, and everybody calls at once.

The walkthrough is free and nothing gets signed

We look at the property with you at no cost and no obligation. Moisture meters show where the water actually reached, which in these houses is well past the wet carpet in front of you. A finished basement in Oak Park is often the largest room in the house, with a bedroom or an office at the far end of it. What we will not do is put a final number on the job before the wall is open, and neither should anyone else.

Local, and thirty years of it

The company is based in Rochester Hills, and thirty years into this work, so Oak Park is a neighboring city rather than a job across the state. Construction, contracting and cleaning is where the people who started it came from. That counts in a city built out inside a single decade, because the houses on a block went up the same way at the same time. We know where water travels in a 1950s brick ranch and where it hides.

We deal with your insurance company directly

We send your carrier the documentation and the pricing, and you get the same paperwork too, so every line is visible. We speak with the adjuster, with your plumber and with anyone else working the property, so you are not passing messages back and forth. If you are told you have to use a vendor from the carrier's preferred list, that is not true. When you hire us, we are working for you.

We found out we had a water leak from our bathroom tub when we brought our newborn home this past winter. It unfortunately needed to be a complete restoration which my husband and I had never gone through before. We were paired with Michelle as our project manager/overseer during this. I have nothing but amazing...

Same story as at least one other reviewer. Our ice maker water line started leaking and created a bigger mess than we realized. Our plumber recommended Response Flood & Fire for mitigation, and they were out the very next day drying out our kitchen floor and basement ceiling. Austin and Clayton were both amazing to...

They also helped guide me through the insurance claims process which seemed overwhelming at first. I would definitely recommend.

The water line to our ice maker burst and caused a huge mess. Once the plumber discovered where the leak was, he recommended Response Flood & Fire for mitigation. They responded FAST and had dryers going for the floor in our kitchen and basement. Austin was our Mitigation Project Manager, he and everyone on his...

I cannot say enough positive things about our experience with this company. We had significant flooding after a plumbing repair job went wildly wrong over the weekend. Ryan and Mike did an excellent job, start to finish, in remediating the damage. They were very responsive, professional, and definitely know their...

Our Process

Our water damage repair process in Oak Park, MI

Step 1. You call and a person answers

Call at any hour and a person picks up, not a machine. We ask where the water is coming in, whether it is still running, and whether it came up through a floor drain, because that answer changes how the job is handled. We tell you what to do in the meantime. Then we dispatch, and Oak Park is about an hour out.

Step 2. We walk the basement with you before anything starts

The first thing at the house is a walkthrough with you. It is free and there is nothing to sign for it. We meter the walls and the floor and show you where the water traveled, which in a finished basement is usually behind the paneling and up into the drywall. You will know the scope before a tool comes out of the truck.

Step 3. Water out, contaminated material out, equipment in

Standing water gets extracted first. If it came back up through the sewer it is category three, so carpet, pad and the bottom of the drywall come out rather than get dried in place. We build containment where the job needs it, and every air mover, dehumidifier and HEPA scrubber is cleaned and decontaminated before it comes down your stairs.

Step 4. Daily readings decide when we are done, then the paperwork

We come back every day and take moisture readings from the same points, so today's numbers can be set against yesterday's. Most structures are dry in two to four days, and the equipment stays until the readings say it can go. Then billing: time and materials under the IICRC S500 standards manual, priced from a current Xactimate list, invoiced three to five business days after completion and due in thirty. On an open claim we document it for your carrier and stay with the adjuster. GreenSky financing is there if you need it.

Our restoration project took several months to complete. If you’re going through an insurance claim, be patient, as the process itself can take time. Dandre, who inspected the damage, prepared the estimate, and worked with our insurance company, was knowledgeable, professional, and very helpful throughout the process. Michelle, our project manager, was always responsive, caring, and worked hard to make sure everything was done right. The restoration work was completed by Leo and Augie, and they were outstanding. Leo replaced our tile, completed the plumbing work, repaired our closet organizer, and paid close attention to every detail. Augie did an excellent job painting. They were respectful, hardworking, and treated our home as if it were their own. Overall, although the process took time, the final result was excellent. Thank you, Dandre, Michelle, Leo, and Augie, for your professionalism, dedication, and quality work!

FAQs

Water damage questions we hear from Oak Park homeowners

Questions we get from our customers' and our answers.

How fast can you get a crew to an Oak Park address?

About an hour is normal for us in Oak Park, and a person answers the phone at any hour of any day. Do not wait to see how it settles. In the first hour the water is still mostly on the surface, and by morning it has wicked up the drywall and into the subfloor and the insulation. Calling early is what keeps a small job small.

Why do Oak Park basements flood when the rain gets heavy?

The city filled in during the 1950s, and the sewers underneath were sized for the density of that era. A hard, fast storm puts more into the system than it can carry, and the excess comes back up through the lowest opening in the house, which is your basement floor drain. It is not a fault in your own plumbing. It is the volume upstream of it, which is why a whole block tends to call on the same night.

Water came up the floor drain in my Oak Park basement. Is that different from a burst pipe?

It is, and the difference decides the whole job. Water that comes back through a sewer is category three, which means it is contaminated, so porous material that soaked it up does not get dried in place. Carpet, pad and the lower section of drywall come out, the surfaces beneath get cleaned, and then the structure is dried. A clean supply line break is a far simpler piece of work.

Our Oak Park basement is finished. How long is the drying and how will we know?

Two to four days is the usual range, longer if the loss was large or sat a while before anyone found it. We come back daily and take readings from the same spots, so yesterday and today can be compared. Those numbers decide when the equipment leaves, not the calendar. A finished basement holds water in places a dry-looking surface hides, so we meter behind the finishes.

How does billing and insurance work on an Oak Park water loss?

Where you have a claim open, our documentation and our pricing go to your carrier, and a copy comes to you. We speak with your adjuster ourselves. Charges are time and materials under the IICRC S500 manual, priced from a current Xactimate list, so each line has something behind it. Invoices follow three to five business days after we finish, payment is due in thirty, and GreenSky financing is available.
