Why Us

Why Royal Oak homeowners call us first for water damage cleanup

Expect us within about an hour of your call

Our line is answered by one of our own people at any time of day or night, every day of the year. Nothing goes to an answering service and nothing waits until business hours. Royal Oak is a short run for the on-call crew, and about an hour is the normal arrival. The first hour is when a loss is still containable, so that is the hour we chase.

We look at it first, free, and there is nothing to sign

An inspection costs you nothing and puts you under no obligation. We bring moisture meters and follow the water past the point where you can see it, because it rarely stops where the stain stops. What we will not do is quote a final figure while standing in your hallway. The scope is not knowable until material comes off, and a firm price before then is invented.

Your carrier hears from us, not just from you

We send your insurance company the documentation the claim needs, photos, moisture readings and scope notes, and we send you the same so both sides see the same paperwork. We speak to your adjuster and to any plumber or trade working with us. If someone from the claims desk pushes a preferred vendor at you, know that they cannot require it. Once you hire us, our contract is with you and our loyalty follows it.

Local, based in Rochester Hills, and long practised at this

The company runs out of Rochester Hills, so Royal Oak sits comfortably inside our regular working area. The founders came from construction, contracting and cleaning before this business existed. That is why our first read of a house is structural. We look at what the water has done to framing, subfloor and insulation, and we are direct about what cannot be saved.

Royal Oak houses are older than most, and we work on them daily

A lot of this city was built between the 1920s and the 1950s. Brick bungalows, Tudors, Cape Cods and small colonials on tight lots, many with plaster walls and original basements. Old houses hide water well. Plaster holds moisture behind a surface that still looks dry, and drain lines that have been in the ground since before the war fail without warning. Newer builds on tear-down lots sit right beside them, which means two very different drying jobs on one street.

We found out we had a water leak from our bathroom tub when we brought our newborn home this past winter. It unfortunately needed to be a complete restoration which my husband and I had never gone through before. We were paired with Michelle as our project manager/overseer during this. I have nothing but amazing...

Same story as at least one other reviewer. Our ice maker water line started leaking and created a bigger mess than we realized. Our plumber recommended Response Flood & Fire for mitigation, and they were out the very next day drying out our kitchen floor and basement ceiling. Austin and Clayton were both amazing to...

Wonderful experience during such a stressful time. They came out immediately, the employees were extremely polite and respectful, and kept me updated every step of the way. They also helped guide me through the insurance claims process which seemed overwhelming at first. I would definitely recommend.

They responded FAST and had dryers going for the floor in our kitchen and basement. Austin was our Mitigation Project Manager, he and everyone on his...

I cannot say enough positive things about our experience with this company. We had significant flooding after a plumbing repair job went wildly wrong over the weekend. Ryan and Mike did an excellent job, start to finish, in remediating the damage. They were very responsive, professional, and definitely know their...

Our Process

Our water damage repair process in Royal Oak, MI

Step 1. Somebody real picks up

Whatever the hour, your call is answered by a person here. We ask what broke, where the water is showing and whether it is still flowing, and we give you something useful to do while we drive. Then we send the nearest crew. Royal Oak is normally about an hour out.

Step 2. We look at everything with you, at no charge

The first thing that happens on site is a walkthrough with you, free and with no paperwork attached. Meters trace the water into wall cavities and under flooring. We show you what the readings say before a single piece of material is touched, so the plan is agreed rather than announced.

Step 3. Extraction first, then the drying gear

The water comes out before anything else. Containment goes up where the job calls for it. Every air mover, dehumidifier and scrubber is cleaned and decontaminated before it comes into the house. Material that cannot dry in place is removed, and we explain the reason before we take it.

Step 4. We take moisture numbers every day

Drying gets measured, not assumed. Each day we return and read the same locations, and the trend in those readings tells us whether the building is releasing water properly. Two to four days covers most structures. Crews work four to eight hours or longer on a visit, and the equipment comes out only when the meters say it can.

Step 5. Billing, and the conversation with your carrier

When the drying passes, the paperwork starts. Our charges are time and materials measured against the IICRC S500 standards manual and priced from a current Xactimate list. You get the invoice three to five business days after we finish, with payment due in thirty days. If there is a claim, we send the carrier everything the file needs and keep working with the adjuster until it closes.

Our restoration project took several months to complete. If you’re going through an insurance claim, be patient, as the process itself can take time. Dandre, who inspected the damage, prepared the estimate, and worked with our insurance company, was knowledgeable, professional, and very helpful throughout the process. Michelle, our project manager, was always responsive, caring, and worked hard to make sure everything was done right. The restoration work was completed by Leo and Augie, and they were outstanding. Leo replaced our tile, completed the plumbing work, repaired our closet organizer, and paid close attention to every detail. Augie did an excellent job painting. They were respectful, hardworking, and treated our home as if it were their own. Overall, although the process took time, the final result was excellent. Thank you, Dandre, Michelle, Leo, and Augie, for your professionalism, dedication, and quality work!

FAQs

Questions Royal Oak homeowners ask us

Questions we get from our customers' and our answers.

How fast can you get to a house in Royal Oak?

About an hour is our normal arrival time in Royal Oak, and the phone is answered by a person around the clock, every day of the year. Speed changes the size of the job. In the first hour water is mostly on the surface where it can be extracted. By the next day it has moved into drywall, subfloor and insulation, and the work grows accordingly.

Royal Oak homes are old. Does that change how water damage is handled?

It does. Much of the city was built between the 1920s and the 1950s, and those houses often still have plaster walls, lath, original hardwood and old drain lines. Plaster and lath hold water in a way modern drywall does not, so a surface can read dry while the cavity behind it is soaked. We meter into the structure rather than trusting how it looks, and we dry at a pace that gives old wood floors and trim a chance.

How long does drying a Royal Oak basement take?

Most structures dry in two to four days. A large loss, or one that ran unnoticed for a while, takes longer. We come back daily and take readings from the same points, and those numbers show us whether the walls and floor are actually releasing moisture. The equipment stays until the readings allow it to leave. If the basement is finished, carpet, pad and the bottom of the drywall often have to come out first so the framing can dry.

Will you deal with my insurance company on a Royal Oak claim?

Yes. Where a claim is open we document the loss for your carrier, photos, moisture readings and scope notes, and we send you the same paperwork so nothing is hidden. We also talk to your adjuster and to the plumber or any other trade on the job. Filing the claim is yours to do because the policy is yours. If a claims specialist tells you to use their preferred vendor, they cannot make that stick.

What does a water damage job in Royal Oak cost?

Our billing is time and materials, measured against the IICRC S500 professional standards manual and priced from a current Xactimate list, which is what your carrier will already be looking at. The invoice therefore reflects the hours worked, the equipment run and the materials used, rather than a number agreed before anyone knew the scope. Billing goes out three to five business days after the job is done, with payment due in thirty days. GreenSky financing is available if you need to spread it.
