Why Us

Why Oakland County homeowners call us first for water damage cleanup

An hour is our normal response anywhere in the county

A person answers the phone here at any time of the day or night, all year round. No answering service takes a message on our behalf. Once we have the address a crew is sent, and about an hour later they are there, whether the call comes from the southern edge of the county or from the townships at the top of it. Oakland County is where a large share of our work sits, so these are familiar roads.

Nothing to pay and nothing to sign for the inspection

We come and look, free, with no obligation attached. Moisture meters do the work, because the wet you can see is almost never the full extent of it. We will not give you a final price standing at the door. Anyone who does that before opening a wall is guessing, and on a county wide range of buildings like ours those guesses are wrong in expensive directions.

We work with your carrier directly

Where a claim is open we document the loss for the insurance company, with photos, moisture readings and scope notes, and you receive the same paperwork so you can read every line. Adjusters, plumbers and other trades deal with us rather than making you the messenger. Being told you must use a preferred vendor is not a rule you have to follow. When you hire us, we are contracted by you.

Local, and a long time in the trade

The company is based in Rochester Hills, inside the county rather than trucking in from somewhere else. Our founders worked in construction, contracting and cleaning before they built this business, and that is why the assessment goes beyond the visible damage. We look at framing, subfloor and insulation and tell you plainly what has to be removed and what will come back.

We know how different corners of the county are built

Oakland County does not have one kind of building, it has several. Bungalows and small brick houses from the twenties and thirties fill the older communities in the southeast. The middle of the county is largely mid century ranches and colonials. The north and west run to newer subdivisions on clay, lake country where the ground stays saturated after heavy rain, and farmhouses on acreage. Each of those dries at its own rate, and we plan for that before the equipment is set.

Our restoration project took several months to complete. If you’re going through an insurance claim, be patient, as the process itself can take time. We found out we had a water leak from our bathroom tub when we brought our newborn home this past winter. It unfortunately needed to be a complete restoration which my husband and I had never gone through before. We were paired with Michelle as our project manager/overseer during this. I have nothing but amazing...

Same story as at least one other reviewer. Our ice maker water line started leaking and created a bigger mess than we realized. Our plumber recommended Response Flood & Fire for mitigation, and they were out the very next day drying out our kitchen floor and basement ceiling. Austin and Clayton were both amazing to...

Wonderful experience during such a stressful time. They came out immediately, the employees were extremely polite and respectful, and kept me updated every step of the way. They also helped guide me through the insurance claims process which seemed overwhelming at first. I would definitely recommend.

The water line to our ice maker burst and caused a huge mess. Once the plumber discovered where the leak was, he recommended Response Flood & Fire for mitigation. They responded FAST and had dryers going for the floor in our kitchen and basement. Austin was our Mitigation Project Manager, he and everyone on his...

I cannot say enough positive things about our experience with this company. We had significant flooding after a plumbing repair job went wildly wrong over the weekend. Ryan and Mike did an excellent job, start to finish, in remediating the damage. They were very responsive, professional, and definitely know their...

Our Process

Our water damage repair process in Oakland County, MI

Step 1. A person answers whatever the hour

You call and a human being responds. We ask where the property is, what caused the water and whether it is still flowing, and we tell you what to do in the meantime. Then we dispatch. Around an hour is the usual arrival time to addresses across Oakland County.

Step 2. We look at the whole property with you, free

The first visit is a walkthrough together, at no cost and with no paperwork to sign. We meter beyond the obvious damage, because water travels along joists and under flooring into rooms that still look dry. What we find gets shown to you as we find it, so you understand the size of the job before any work begins.

Step 3. Standing water out, air movers in

Extraction comes first. Containment is built where the property needs it, and every piece of drying equipment is cleaned and decontaminated before it is carried inside. Where a material will not dry in position it is taken out, and we tell you why that call was made rather than presenting it afterwards.

Step 4. Moisture readings every day of the job

We come back daily and meter the same reference points, then record the figures. That is how we know a building is drying rather than merely feeling drier. Two to four days covers most structures. Equipment stays until the numbers permit its removal, and crews spend four to eight hours or more on site during a working visit.

Step 5. Documentation and your carrier

When the readings confirm dry, we close out on paper. Work is charged as time and materials against the IICRC S500 standards manual and priced from a current Xactimate list. The invoice reaches you three to five business days after the job is complete, with thirty days to pay. On an open claim the carrier gets the documentation it needs and we keep talking to the adjuster. Financing through GreenSky is available.

Our restoration project took several months to complete. If you’re going through an insurance claim, be patient, as the process itself can take time. Dandre, who inspected the damage, prepared the estimate, and worked with our insurance company, was knowledgeable, professional, and very helpful throughout the process. Michelle, our project manager, was always responsive, caring, and worked hard to make sure everything was done right. The restoration work was completed by Leo and Augie, and they were outstanding. Leo replaced our tile, completed the plumbing work, repaired our closet organizer, and paid close attention to every detail. Augie did an excellent job painting. They were respectful, hardworking, and treated our home as if it were their own. Overall, although the process took time, the final result was excellent. Thank you, Dandre, Michelle, Leo, and Augie, for your professionalism, dedication, and quality work!

FAQs

What Oakland County property owners ask us first

Questions we get from our customers' and our answers.

Which parts of Oakland County do you cover?

All of it. That takes in the older communities along the southern boundary, the larger cities through the middle of the county, the western suburbs, the lake country to the northwest and the townships and farmland at the top. Our office sits in Rochester Hills, inside the county, so nowhere here is an out of town job for us. We also cross regularly into Macomb, Wayne, St. Clair and Lapeer counties.

How fast can you reach a property in Oakland County at night?

About an hour, and night makes no difference to that. Our phone is answered by a person 24 hours a day, 365 days a year, holidays included. Water does not pause between midnight and morning, and a loss left until business hours has usually moved into the subfloor and up the wall cavity by then. Call as soon as you find it, whatever the clock says.

Does the age of a house in Oakland County change the drying time?

It changes what we have to work through. Older properties in the southern communities often have plaster walls and block foundations that hold water far longer than modern drywall. Newer subdivisions in the north and west are built tight, which slows the release of moisture in a different way. Two to four days still covers most structures, but we meter each one rather than assuming. The readings set the schedule.

Do you work with the insurance company directly on an Oakland County claim?

We do. When a claim is open we document the loss for your carrier, with photos, moisture readings and scope notes, and the invoice comes to you at the same time so you can check every line. We deal with your adjuster and any plumbers or trades on the job so information moves without you in the middle. Filing the claim itself is yours to do because the policy is in your name.

How is a water damage job priced in Oakland County?

Charges are time and materials measured against the IICRC S500 professional standards manual and priced from a current Xactimate list, which is the pricing most carriers already use. That means the invoice reflects the hours worked, the equipment run and the materials used rather than a figure agreed in advance. Invoices go out three to five business days after completion and are due within thirty days. GreenSky financing is available if you need it.
