Why Us

Why St. Clair Shores homeowners call us first for water damage cleanup

Roughly an hour from the phone call to the driveway

Our line is answered by one of our own people at any hour of any day, every day of the year. No answering service sits in front of us. The on-call crew runs down to St. Clair Shores through the night as readily as at midday, and about an hour is the normal arrival. In a house this close to the water, the hour you save is often the difference between drying a basement and gutting one.

We look, we measure, and we charge nothing for it

The inspection is free and no paperwork comes with it. Moisture meters tell us where the water went rather than where it shows, and near the lake that distinction matters, because water can be entering from outside the wall as well as from a failed pipe inside it. We will not quote a final figure standing on your porch. Until we open something up, the honest answer is that nobody knows.

We speak to your carrier so you do not have to

We send your insurance company the documentation the claim needs, photos, moisture readings and scope notes, and we send you the same so nothing is hidden from you. Your adjuster, your plumber and any other trade on the job talk to us. If a claims representative pushes you toward their preferred vendor, they cannot require it. Hire us and the contract is with you, which is who we answer to.

Local, close by, and long practised

We work out of Rochester Hills, and the run down to the Shores is one our crews make regularly. The founders spent their careers in construction, contracting and cleaning before starting this. It shows in how we read a wet building. Framing, subfloor and insulation get assessed properly, and we are plain about what is beyond saving.

Lakeside houses need a different read

St. Clair Shores was built out quickly in the postwar years, largely with brick ranches and bungalows, and much of it sits low and close to Lake St. Clair. The water table is high here, higher again on the canal streets, so basements and crawl spaces are under groundwater pressure even in a dry spell. Sump pumps do real work in this city, and when one fails during a storm the basement fills fast. Strong east winds pushing lake water toward this shoreline are a known feature of the place, not a rare event.

We found out we had a water leak from our bathroom tub when we brought our newborn home this past winter. It unfortunately needed to be a complete restoration which my husband and I had never gone through before. We were paired with Michelle as our project manager/overseer during this. I have nothing but amazing...

Same story as at least one other reviewer. Our ice maker water line started leaking and created a bigger mess than we realized. Our plumber recommended Response Flood & Fire for mitigation, and they were out the very next day drying out our kitchen floor and basement ceiling. Austin and Clayton were both amazing to...

I cannot say enough positive things about our experience with this company. We had significant flooding after a plumbing repair job went wildly wrong over the weekend. Ryan and Mike did an excellent job, start to finish, in remediating the damage. They were very responsive, professional, and definitely know their...

Our Process

Our water damage repair process in St. Clair Shores, MI

Step 1. You call, and one of us answers

The phone is picked up by a person at any hour. We ask what has happened, where the water is showing and whether it is still coming in, and we give you something practical to do while we drive. Then the nearest crew heads out. About an hour is the normal run to the Shores.

Step 2. We walk the property with you at no cost

Before anything is touched, we go through the building with you. The walkthrough is free and there is nothing to sign for it. Meters trace the water into wall cavities, under flooring and into the crawl space if there is one. You see the readings, so you know the scope before the work starts.

Step 3. Extraction, containment, then equipment

The standing water is removed first. Containment goes up where the job needs it. Air movers, dehumidifiers and HEPA scrubbers are cleaned and decontaminated before they come into your home. What will not dry in place is taken out, and we tell you why before we do it.

Step 4. The same readings, taken every day

Drying gets proven with numbers. A technician comes back daily and meters the same points, so we can see moisture leaving the structure. Two to four days is the usual span. Crews work four to eight hours or more on a visit, and equipment only comes out when the readings allow it.

Step 5. Paperwork, and your claim

When drying is complete the paperwork begins. Charges are time and materials against the IICRC S500 standards manual, priced from a current Xactimate list. The invoice reaches you three to five business days after the work finishes, payable in thirty days. Where a claim is open we send your carrier everything the file needs and stay in contact with the adjuster.

Our restoration project took several months to complete. If you’re going through an insurance claim, be patient, as the process itself can take time. Dandre, who inspected the damage, prepared the estimate, and worked with our insurance company, was knowledgeable, professional, and very helpful throughout the process. Michelle, our project manager, was always responsive, caring, and worked hard to make sure everything was done right. The restoration work was completed by Leo and Augie, and they were outstanding. Leo replaced our tile, completed the plumbing work, repaired our closet organizer, and paid close attention to every detail. Augie did an excellent job painting. They were respectful, hardworking, and treated our home as if it were their own. Overall, although the process took time, the final result was excellent. Thank you, Dandre, Michelle, Leo, and Augie, for your professionalism, dedication, and quality work!

FAQs

Water damage questions from St. Clair Shores homeowners

Questions we get from our customers' and our answers.

How fast can you reach a St. Clair Shores address?

About an hour is the normal arrival, and our phone is answered by a person at every hour of the day and night, all year. The first hour is worth a great deal. Water still sitting on a floor can be extracted, but once it has climbed drywall and soaked into subfloor and insulation the work grows. Call as soon as you find it rather than waiting to see whether it gets worse.

Why do St. Clair Shores basements take on water so easily?

The city sits low and close to Lake St. Clair, and the water table here is high, particularly on the canal streets. Basement walls and floors are therefore under groundwater pressure even in dry weather. Sump pumps carry a real load in this city, and a pump that fails during a storm fills a basement quickly. Strong east winds pushing lake water toward this shoreline add to it, so water sometimes arrives from outside the building rather than from a broken pipe inside it.

I have a canal home in St. Clair Shores. Does that change the work?

It usually does. Canal properties sit only a little above the water, so groundwater and lake level are part of the picture rather than a footnote. We check crawl spaces as carefully as basements, because saturated framing and insulation under a floor stay wet long after the visible mess is gone. Insulation in particular has to be pulled once it has taken water, since it will not dry in place. We meter under the floor as well as above it before deciding anything.

Do you work with insurance directly on a St. Clair Shores water loss?

We do. When a claim is open we document the loss for your carrier, photos, moisture readings and scope notes, and you receive the same paperwork so nothing is out of your sight. We also deal with your adjuster and with any plumber or trade working on the property. You file the claim, because the policy is yours. Do not wait for an adjuster to arrive before calling us, because the water keeps moving while that is being arranged.

How long will it take to dry my St. Clair Shores basement?

Two to four days is the usual range for a structure to reach dry, with larger or longer-standing losses taking more. We return daily and take readings from the same locations, and the fall in those numbers is what tells us the drying is working. Equipment stays until the readings say the building has released the water. In a finished basement, carpet, pad and the lower drywall often have to come out first so the framing behind them can dry.
