Why Us

Why Utica homeowners call us first for water damage cleanup

One hour is our normal arrival time in Utica

Our line is staffed by a real person at every hour of the day and night, all year. No answering service, no callback in the morning. Utica is one of the shorter runs on our map, so a crew is usually rolling up within the hour. Every minute water sits, it travels further into the building, which is why we do not wait for business hours to start.

The walkthrough costs nothing and commits you to nothing

The first visit is free, and there is no paperwork to sign before it happens. We bring moisture meters and use them, because water hides. It runs under flooring and behind base trim where nothing shows. We will not give you a final figure while standing on your porch. Until the material is opened up, an exact number is a guess, and we would rather tell you that than sell you one.

We handle the adjuster and the trades

We send the documentation to your insurance company, the photos, the moisture readings and the scope notes, and a copy comes to you as well. We talk with the adjuster, and with the plumber or whoever else is working the job, so the details do not have to pass through you. If someone on the claims side says you are required to pick a contractor from their preferred list, that is not how it works. You choose, and we answer to you.

Close by, and at this a long time

The company runs out of Rochester Hills, which is a straight shot over to Utica. Its founders spent their working lives in construction, contracting and cleaning before they opened it. That shows in how a job gets read. We look at what the water has done inside the structure, not only what it did to the paint, and we are straight with you about what has to be pulled out.

Utica is old ground, and it builds differently

Utica is one of the older settlements in Macomb County. Its downtown was laid out in the 1820s, the Clinton River runs through the city, and the whole place covers less than two square miles. Around that older core sit condominiums and newer apartment buildings. So two different problems live in one small city. Older homes carry plumbing that has been added to over generations, and in an attached building water crosses a shared wall or ceiling and stops being one owner's problem.

We found out we had a water leak from our bathroom tub when we brought our newborn home this past winter. It unfortunately needed to be a complete restoration which my husband and I had never gone through before. We were paired with Michelle as our project manager/overseer during this. I have nothing but amazing...

Same story as at least one other reviewer. Our ice maker water line started leaking and created a bigger mess than we realized. Our plumber recommended Response Flood & Fire for mitigation, and they were out the very next day drying out our kitchen floor and basement ceiling. Austin and Clayton were both amazing to...

Wonderful experience during such a stressful time. They came out immediately, the employees were extremely polite and respectful, and kept me updated every step of the way. They also helped guide me through the insurance claims process which seemed overwhelming at first. I would definitely recommend.

I cannot say enough positive things about our experience with this company. We had significant flooding after a plumbing repair job went wildly wrong over the weekend. Ryan and Mike did an excellent job, start to finish, in remediating the damage. They were very responsive, professional, and definitely know their...

Our Process

Our water damage repair process in Utica, MI

Step 1. The phone rings and someone answers it

Whatever the hour, a person takes your call. We want to know what failed, where the water is showing up and whether it is still running, and we talk you through what to do until we arrive. Then the crew is dispatched. Utica addresses are usually reached in about an hour.

Step 2. We go through it with you, no charge

Before anything is moved, we walk the building with you. That inspection is free and nothing is signed to arrange it. Meters tell us how far the water spread, including into spaces you cannot open. Then we lay out what we intend to do, and you agree to the scope before work begins.

Step 3. Extraction first, then the drying equipment

Any water still standing is pulled out at the start. Containment goes up where the work needs it. Every dehumidifier, air mover and HEPA scrubber has been cleaned and decontaminated before it enters the building. Material that will not dry where it is gets taken out, and you hear the reason for that first.

Step 4. Daily numbers, taken in the same places

We do not guess at drying. Somebody comes back each day and reads moisture at fixed points, and the trend in those numbers tells us the structure is releasing water the way it should. Two to four days covers most buildings. A crew works four to eight hours on a day it is on site, sometimes longer.

Step 5. The paperwork and the insurance company

When the readings say dry, the job closes and the billing follows. We work on time and materials against the IICRC S500 standards manual, priced off a current Xactimate list. Your invoice arrives three to five business days after the last day of work and is payable in thirty. Where there is a claim, the carrier gets our documentation and we keep talking to the adjuster until the file is closed.

Service Areas

We offer Water Damage Restoration in Utica, MI and surrounding areas.

Utica is small, and it sits right in the busiest part of our map. Shelby Township wraps around most of it and Sterling Heights holds the south side, and we are working in both of those constantly. The same crews cover Clinton Township, Macomb Township, Fraser and Warren, then west into Rochester and Rochester Hills, where our shop is. That short distance is why a Utica call is one of the quickest for us to reach at any hour of the night. Our full territory reaches across Macomb, Oakland, Wayne, St. Clair and Lapeer counties.

Our restoration project took several months to complete. If you’re going through an insurance claim, be patient, as the process itself can take time. Dandre, who inspected the damage, prepared the estimate, and worked with our insurance company, was knowledgeable, professional, and very helpful throughout the process. Michelle, our project manager, was always responsive, caring, and worked hard to make sure everything was done right. The restoration work was completed by Leo and Augie, and they were outstanding. Leo replaced our tile, completed the plumbing work, repaired our closet organizer, and paid close attention to every detail. Augie did an excellent job painting. They were respectful, hardworking, and treated our home as if it were their own. Overall, although the process took time, the final result was excellent. Thank you, Dandre, Michelle, Leo, and Augie, for your professionalism, dedication, and quality work!

FAQs

Water damage questions from Utica homeowners and condo owners

Questions we get from our customers' and our answers.

How fast do you reach an address in Utica?

Someone answers our phone at every hour of every day, and Utica is a short run from our Rochester Hills shop, so an hour is the usual arrival time. The reason we push on that is simple. Water that has been down for an hour is still mostly on the surface. Water that has been down since last night is in the drywall, the subfloor and the insulation. Call when you find it, rather than after you have tried to mop it up.

I own a condo in Utica. What happens when the leak reaches my neighbor?

In an attached building, water does not respect a property line. A failed supply line in one unit travels along the ceiling and through the shared wall, and the unit next door or below is wet before anybody knows. We dry the whole affected area rather than stopping at your walls, because drying half of it leaves moisture sitting behind the other half. Where more than one owner and more than one policy are involved, we write down what we found in each space so everyone is working from the same record.

How long does drying take in an older Utica house?

Most structures dry in two to four days. Older buildings sometimes take longer, because plaster, layered flooring and dense old framing give up water slowly. We take readings every day at the same locations and watch the numbers instead of the calendar. Equipment stays in the building until those readings say the material is dry, even when the room already looks and smells fine.

Do you work with my insurance carrier on a water loss in Utica?

We do. With a claim open, the documentation goes to your carrier, the photos, the moisture readings and the scope notes, and you receive the same file for your own records. We stay in contact with your adjuster and with any plumber or trade on site, so information moves without you relaying it. Filing the claim is on you, because it is your policy. Do not wait for the adjuster to arrive before you call us, because the drying clock does not pause for a claim.

What will a water damage job in Utica cost?

Pricing is time and materials, set against the IICRC S500 professional standards manual and drawn from a current Xactimate list, which is what most carriers use to review a job. You are billed for hours worked, equipment run and materials used. We do not put a figure on the job before we know what is behind the wall. Invoices go out three to five business days after completion and are due in thirty days, and GreenSky financing is available if you need it.
